    This research studies one of the modalities of social housing supply that the State has through the Own Roof Program, specifically, the Acquisition of New Housing (AVN), which is the most complete and interesting proposal, since it offers housing with land, construction of the basic module, in addition to basic services. However, this modality is less required; being the modality of Construction on Own Site the one with the greatest demand from people, as it adapts to their particular interest in achieving a better endowment of infrastructure on land they already own. However, this AVN modality has not been accepted by the population due to the qualifying factors of the beneficiaries, access to complementary credit, lack of promotion by the State and the amount of the bonus that most of the cases do not reach. for families to access housing.

It focuses on exploring innovative alternatives to overcome traditional limitations in costs, time, and resources. Through a comprehensive analysis, it examines the socio-economic and legal context, as well as the market for modular housing and its competitors. It delves into technical, organizational, environmental, and financial aspects, tracing the evolution from the history of modular construction to its current context. Additionally, it provides a detailed explanation of construction processes and materials used. Subsequently, it identifies and analyzes key factors influencing the viability of a modular home construction company, addressing aspects such as required investment, employment generation, types of homes to sell, market share, potential risks, and mitigation strategies. Finally, the research evaluates modular construction as an emerging option to tackle the housing crisis, exploring its impact on both the market and society at large.

    El municipio de Sabaneta, Antioquia, es el territorio que presenta el menor índice de déficit cuantitativo de vivienda en el Área Metropolitana del Valle de Aburrá, esto se ha logrado por el desarrollo estratégico de sinergias entre el sector público y privado para incentivar proyectos de vivienda de interés social -- Esta investigación, realizada bajo la metodología de estudio de caso, describe cómo las Asociaciones Público Privadas (APP) implementadas en ese municipio contribuyeron en dicha disminución, en el período 2012-2015 con respecto al período 2008-2011 -- El análisis se logra a partir del estudio de los planes de desarrollo municipales en los periodos mencionados, la revisión de la Ley 1508 de 2012 y la comparación de dichos esquemas de asociación con los planteamientos de la teoría de la Nueva Gobernanza -- Los hallazgos demostraron que las APP son una alternativa efectiva para la solución de necesidades y demandas de vivienda de interés social

    Comportamiento de un mercado al borde de la crisis : futuro a mediano plazo del mercado inmobiliario en Estados Unidos

    This study analyzes the dynamics of the real estate market in the state of Florida and its relationship with financing, foreign investment, and housing affordability in the period 2024-2028. Using ARIMA forecasting models and an analysis of economic and financial data, the research assesses sector stability and its potential risks. Three key findings emerge from the results: (1) the relationship between interest rates and housing accessibility, where rising financing costs have reduced purchasing capacity, particularly affecting first-time buyers and middle- to low-income households; (2) the influence of foreign investment, which has contributed to real estate speculation and increased property prices, leading to a reduced supply of affordable housing; and (3) the impact of recent regulatory changes in the sector, particularly in commission structures and rental market interventions, which could alter liquidity and price stability in the coming years. These findings help us understand how economic conditions and regulatory policies influence the evolution of Florida’s real estate market, highlighting the importance of implementing measures that balance housing access with sector stability and mitigate the risks of a medium-term crisis.

    Definición de propuesta de valor para una PropTech para el análisis de riesgo en arriendo de vivienda en el Valle de Aburrá

    The thesis defines a value proposition for a new PropTech focused on risk analysis in residential leasing in the Valle de Aburrá, Colombia. The research addresses high informality, lack of adequate legal protections, and scarcity of reliable tenant data, hindering market efficiency and security. Through interviews and surveys with landlords and tenants, the value proposition was designed using Osterwalder's Value Proposition Canvas. The concept of Self-Realty was identified, highlighting landlords' preference for greater control and autonomy, suggesting the creation of "PropioTech," a self-management platform. This proposal aims to improve market formalization and efficiency, promoting a sustainable and replicable business model.

    Determinantes del mercado de vivienda de interés social. Un caso de estudio para Medellín y su Área Metropolitana

    This study estimates the effect of the subsidies given for the purchase of housing to families in the municipalities over the years, the characteristics of the public housing projects, the price per square meter offered per project and the multidimensional poverty index per block on the number of square meters offered by construction companies in public housing projects located in Medellín and its Metropolitan Area. We find evidence of the importance of housing subsidies for construction companies and how the availability of land can generate incentives for the construction of social interest projects compared to sites with low availability. The results show that for the total of the Metropolitan Area of the Aburrá Valley the delivery of subsidies for the purchase of housing has positive effects on the amount of square meters offered by construction companies, finding that a 1% increase in the subsidies delivered for the purchase of housing is related to a 0.017% increase in the square meters offered by construction companies. 017% in the square meters offered, likewise an increase of 1% in the price per meter is associated with 0.45% more square meters offered and finally it is found that the increase of one bedroom is associated with an increase of 1.57% in the square meters offered by construction companies, however, thanks to the estimation of the polynomial square of the bedrooms it is observed that there are decreasing marginal returns finding an optimal amount of between 2 and 3 bedrooms for units in the public housing projects.

    Estudio de prefactibilidad de un conjunto habitacional campestre con 20 viviendas unifamiliares en el municipio de San José Caldas

    With the present research work, it is intended to carry out a pre-feasibility study for a rural housing complex in the municipality of San José Caldas, in order to determine the pre-feasibility of the project, through the analysis of different factors such as legal, environment, environmental and urban and economic development; fundamental components of the technical and marketing part. It is important to highlight that the project has the benefits of different construction materials, which when combined with the traditional construction system of the area, allows the implementation of sustainable systems and the recirculation of natural resources, which generates components of sustainability, within the framework of the declaration of the Coffee Cultural Landscape of the PCC. This will be developed under the UNIDO and SAPAG methodology, which are the most used references in studies of this nature. The type of research methodology to be carried out will have a qualitative and quantitative approach with a descriptive scope.

    Given the initiative to create a company in recent years, especially in Colombia, where there is great capacity for business creation, but it may be underexploited. Given the little information or fear in the way of undertaking, there is also the reality of the country in which two aspects that want to be dealt with in this investigation are evident, one of them is informality, the advantage or disadvantage that having a legally constituted company, profitability and price competitiveness must be considered when comparing the administrative and tax burden required by a formally constituted company versus one that is not. The other topic that has been studied in this degree work proposal is the pre-feasibility analysis that a company may have with the aim of carrying out improvement or remodeling of architectural finishes in Social Interest Housing (VIS) currently, which has been a very important axis in the growth of the country since the 80's, since it has benefits for the economy in two ways. In the first instance, the construction sector is a sector that requires a massive consumption of labor, generating employment and fostering a virtuous circle in the economy, on the other hand, it has the benefits that seek that more and more Colombians have housing own new and therefore a market niche is opened that seeks to explore in the present investigation taking into account factors such as inflation, the comfort that people can reach when they buy a home and the development that it can have in the country's economy.

    Factores determinantes del precio de arriendo de viviendas en ciudades colombianas : un enfoque de modelos hedónicos

    Housing prices (rental and purchase) have constantly been an issue of utmost importance for policymakers regarding urban (and other) sustainability policies. Recently, this issue has taken on great relevance in the case of Colombia due to the sustained growth in real estate market prices. This study analyzes the determinants of rental prices in the main cities of Colombia (Bogota, Medellin, and Cali) for the year 2023, taking a hedonic model approach, through the use of a database with rental prices, structural characteristics of real estate and spatial variables (latitude and longitude) for these cities. It is found that the socioeconomic stratum, the area of the property and the number of bathrooms and garages have a positive impact on the rental price, while the number of rooms has a negative effect. In addition, specific characteristics were identified that influence the increase in price, such as the presence of a balcony or green areas. A Geographically Weighted Regression (GWR) regression was also performed to study the case of the city of Medellin (due to the international attention it has received in recent months), and heterogeneity was observed in the influence of the variables studied in different city areas.

    Factores que contribuyen o limitan el acceso a las familias a los Bonos Familiares Habitacionales en la modalidad de construcción en sitio propio, en el marco de la implementación del Programa de Vivienda Techo Propio en el distrito de Chilca, provincia de Cañete, Lima, Perú; en el periodo 2015 - 2019 : análisis de caso de beneficiarios

    The experience of the Techo Propio social housing program, in its Own Site Construction modality, implemented in the Chilca district, Cañete province, Lima Region, Perú; It becomes relevant to the extent that, through the Housing Family Bonus, it seeks to contribute to the fact that vulnerable families with housing deficits in the district, which according to the last INEI Census 2017 reach 2,046 families, can obtain decent and safe housing ; and manage to improve the quality of life of their families. However, in 5 years of intervention of the housing program in this locality, it has only been possible to award around 40 Family Housing Bonds (BFH) in the Construction of Own Site (CSP) modality. Due to this particular situation, this research has been initiated. To do this, our main objective of the study was outlined towards the identification of the factors that would be contributing or limiting the access to the housing subsidy, in the beneficiaries of the Chilca district, during the period of the investigation. Likewise, it answers questions about the articulation between the relevant actors, the identification of the expectations and limitations of access to the benefit, and finally the successes and mistakes that some distortions generated in the implementation of the social housing program. The study focuses on the beneficiaries linked to the Own Roof Program in its CSP modality. The form of applied research is the case study and it has been developed according to the guidelines of qualitative research. The research is related to the concept of human development and has been oriented from an approach of the exercise of law and the search for well-being through obtaining decent housing. The vehicle is the state subsidized social housing program through the award of housing bonds; in an attempt to generate social value by meeting livability needs and solving housing deficit problems. The results found have allowed us to deduce that there would be various factors, including operational, sanitation, satisfaction and use, that would be limiting the correct implementation of the social housing program in the Chilca district. One of the most important factors that would be limiting the operation of the program is the one related to the disarticulation that exists mainly between the Technical Entity, as a private operator of the Own Roof Housing Program, which administers the subsidy; and the District Municipality, as the entity that grants permits and supervises the correct technical procedure for the construction of the subsidized housing module. This particular situation has had a direct impact on the expected results of the described intervention. In this sense, this research seeks to contribute with a social analysis tool to face the development challenges that social management studies; such as endogenous development and local economic development where it is not only linked to the improvement of the quality of life but also with the territorial development of the analyzed space.

    Factores que inciden en la decisión de compra de vivienda en el Oriente antioqueño

    Home sales at the Oriente antioqueño have been increased in the last years, based on the pandemic boom and the region potential, because of its grate topography and extension. As a result, this region of the country has been turning in a big opportunity for the real estate promoters and the construction sector. There are very few real estate market reports globally and much less in Colombia, even though the real estate investments are one of the most important decisions of human beings. Individual investors take their time and look for expert advisors before they make any decision. All this leads to classify investing in the real estate market as a complex decision. This project arises in this field of study asking to know the factors that influence the real estate investing process at the specific region (Oriente antioqueño). To approach this topic, we chose a quantitative method. The quantitative method is based on the capture and analysis of the data that we collected through interviews. The interviews were applied to people from 20 - 69 years old, who already invested or are planning to invest in real estate properties at the studied region (Oriente antioqueño) and who live in 2, 3, 4, 5 and 6 “estratos” * at the Metropolitan Area or at the Oriente antioqueño. The purpose of this project is to generate new resources based on new mass media and quality efficient contents to be able to come near to the potential home investors, so the real estate promoters increase their sales in this specific region, which is living a high potential development.
