    This work evaluates the impact of Blockchain technology, reviewing its principles, accelerated growth, and immediate and long-term direction, emphasizing a special focus on activating this technology for the real estate sector, through a descriptive, predictive, and fundamental analysis of pioneering companies in the field. This is supported by a financial modeling methodology backed by backtesting and market capitalization weighting, allowing the valuation of assets used by these companies over time and determining their stock market relevance. Finally, the results will be examined to conclude the current and future effect of Blockchain on the real estate industry, as well as its financial viability and feasibility, both in the United States and Colombia.

    Análisis de riesgos asociados al microcrédito al incursionar en la banca digital : caso Banco W - Colombia

    This paper aims to determine for Banco W a model for identifying the risk of microcredit when entering digital banking and its focus is to identify the differences with traditional banking. Reference is made to the main aspects related to the administration of microcredits in Colombia and how it influences the bankarization of independents and microentrepreneurs. It also explains how traditional banking prepares to evolve, through fintech and mobile banking. Finally, a descriptive model is proposed using a sample of Banco W's clients to identify the acceptance of the bank's products from digital platforms. It is concluded that ignorance and access are the main engines for the disuse of digital banking.

    This research aims to structure a model to assess startups, with a focus on Financial Technology or FinTech, which refers to the use of technology and innovation, applied to the transformation of traditional financial services and the creation of new experiences for finance at the service of consumers. These business initiatives play an important role in the country's economy, but they have substantial differences with traditional companies, because they are technology-based companies, and therefore have exponential growth. The valuation of these companies differs in relation to other ventures or traditional companies. The different methods used to prepare valuations are applicable to companies with a track record, which have historical financial information; but for companies in the early stage of financing (Start Up) or ventures, it is necessary to use other types of methods that are less dependent on historical information. The valuations of these companies are important because their strategic value or their real value can be estimated, according to the analysis of the financial statements; for this reason, it is a useful tool for conducting negotiations or finding new investors (Moscoso & Botero, 2013).

    Over the years, Colombia has displayed a remarkable evolution in its financial sector, progressively transitioning towards hyperconnectivity and the digitization of its financial ecosystem, in sync with the global digital trends. Amidst these transformative shifts, open banking has emerged as a standout concept, bringing substantial changes in the way we engage with financial products. This research undertaking is fundamentally driven by the aspiration to delve into the essence of open banking, leveraging successful cases from other Latin American countries, such as Mexico and Brazil, as our primary units of observation. Through meticulous analysis of the open banking practices in these regions, we endeavor to envision how this technology could be introduced to Colombia.Further insights have been gleaned from statistical data on financial inclusion, furnished by diverse institutions, including the Financial Superintendence of Colombia and the World Bank. This information offers a window into the Colombian population's readiness to embrace digital transformation when it comes to their banking instruments. Yet, it is imperative to acknowledge that certain technological infrastructure barriers may pose challenges to the efficient introduction of open banking in the country.

    The process of digitization of products and services of the financial system were the prelude to the Digital Financial Services (DFS) to allow service providers to reach markets and populations without formal access to traditional financial services; the above generating the development of business models with value propositions focused on the customer, making full use of the technology to make affordable services to these populations. This research paper seeks from a qualitative analysis to understand how digital payments propitiated the scenario for the development of DFS. As well as referencing the implementation models of DFS that have contributed the most in its development. Specifically referencing the experiences of Wechat and Alipay in China and PayTm in India; seeking that this research serve as a guide to overcome the barriers that prevent development in Colombia as for the rest of Latin America.

    Creación de una app Fintech de crédito por descuento de nómina para la empresa Créditos e Inversiones de Colombia (CICOLSAS), como estrategia de crecimiento empresarial

    This research was developed with the aim of designing a fintech app that offers credit through payroll deduction, for Créditos e Inversiones de Colombia (Cicolsas), Colombian Credits and Investments (in English). To do so, descriptive-analytical research was conducted in three steps: (1) definition of the app structure and content, (2) design of a tool to measure credit risk for the app (using a logistic regression model), and (3) identification of the necessary capital structure and its cost (through a CPPC methodology). As a result of the research, it was possible to develop an app with a landing page and nine information modules. Three types of users can get access to it: registered clients, non-registered clients, and administrators. It was integrated a credit scoring into the app, built with the historical information provided by Cicolsas. This credit scoring has sixteen predictive variables that allow the assessment of new clients’ default likelihood. Finally, an investment proposal of 1000 million COP has been established, funded with third-party and the company’s own resources, in a 50/50 proportion. This investment proposal has a global capital cost equivalent to 9,078% E.A.

    Crecimiento de la banca digital en Colombia : un estudio comparado con el caso mexicano.

    This document analyzes the growth of digital banking in Colombia; Nequi, a digital subsidiary of Bancolombia, was studied as a case study, and a comparison was made with the case of Bancomer móvil de México, whose experience has received multiple recognitions and awards. The text addresses the factors that influenced this growth of digital banking, the organizational and structural transformations suffered by banking entities for immersion in mobile platforms, the services offered by Nequi and Bancomer when it comes to consolidating in the market and an assessment of Bancolombia and Bancomer in the financial market. The results show that Bancolombia, from the point of view of the analysis of the phenomenon of digital banking in the social, economic, organizational and financial dimensions, still has a great margin to grow in the world of fintech.

    Financial services have changed over the world. Currently, there are more companies that provide financial services through technological tools, without being a bank, which are known as fintech. PaoPresta is a Colombian fintech that lends up to 300.000 COP for a maximum 30 days. Nowadays, it has 46 VIP clients. Due to the knowledge of these VIP clients, a better market segmentation is sought. At the same time, through the Service Design, the retention of these clients is expected, and offering an optimal experience for users, will allow to consolidate a unique value proposition in the fintech market.

    The digitalization of financial services is a global phenomenon with such accelerated growth that forces banks to seek the transformation and structuring of their financial products using technology. This change is of great importance for global economic development, given the demand of the financial market and the high competition for the entry of new players such as Fintech. Due to this, it has become necessary for banks to evaluate and adjust their business models in a way that allows them to be at the forefront, maintain their market share and be competitive in such a changing environment. This paper analyzes the transformation of the business model of one of the main banks in Colombia through the adaptation or transformation of its products in relation to the digitalization processes of its services and the effects of these on their financial performance.

    Colombia, a developing country, is currently in the stage of transformation to digital banking, which leads to a process that must be faced by all actors in the financial sector. This paper presents the conditions of banking in Colombia and the coverage it has for users, delimiting its scope to four banks: Bancolombia, Banco de Occidente, Davivienda and Bancoomeva. In addition, it shows the evolution of traditional banking and the effects of its digital transformation. At the same time, a comparative analysis is carried out, on how based on fintech (technological finances), the banking sector has seen the need to change the strategy of attracting users. Likewise, the results of a survey are included where the willingness of the users surveyed in the change from traditional to digital banking is determined.

    This paper presents the structuring and analysis of the financial viability of a business model for a credit Fintech in Colombia, using the canvas and some financial models that will help the organization and initiation of this project, include regulatory aspects and maximize the resources. Its purpose is to call for financial inclusion to entrepreneurs, self-employed workers and micro-enterprises in the granting of loans, due to the increasing difficulty of accessing formal banking, which forces them to look for informal lenders who handle high loan interest rates. “Access to financial services makes everyday life easier and helps families and businesses plan for everything from long-term goals to unforeseen emergencies” (World Bank, n.d.). It is thus intended, through the responsible use of financial services, to promote progress that generates growth and equity and helps combat poverty, fundamental requirements to produce dynamism in the economy, since their use leads to greater investment, increases the Colombian household income, generates economic and social development, and guarantees timely credits in an adequate manner for the weak sectors of the economy.
