The degree work consisted of a Feasibility Study to create a real estate purchase and sale company in Guatemala in the department of Quetzaltenango, for this study an analysis was carried out at the Guatemala level and at the level of the Department of Quetzaltenango to identify search factors for a home for that sector. An analysis of the fastest growing areas of the Department of Quetzaltenango was carried out and the cost per square meter of each of the areas was identified.
By identifying the costs associated with real estate and the interests of the sector, it was possible to identify the type of product to offer, in this case houses or land were purchased in the identified areas of the country, which will be remodeled in some cases in order to have divisions of apartment, it will be taken into account that these must be 3 or more rooms since it was identified that the average number of people living in each house is high, after 4 years the house will be sold when there is an increase in the surplus value.
When carrying out the financial analysis, the costs and expenses of the operation were identified, as well as the income, after which an analysis of NPV and IRR was carried out in order to identify the feasibility which had satisfactory results.

El trabajo de grado consistió en Estudio de Factibilidad para crear una empresa de compra y venta de inmuebles en Guatemala en el departamento de Quetzaltenango, para dicho estudio se realizó un análisis a nivel Guatemala y a nivel del Departamento de Quetzaltenango para identificar los factores de búsqueda de una vivienda para dicho sector. Se realizo un análisis de las zonas con mayor crecimiento del Departamento de Quetzaltenango y se identificó el costo por metro cuadrado de cada una de las zonas.
Al identificar los costos asociados a los inmuebles y los intereses del sector se pudo identificar el tipo de producto a ofrecer, en este caso se compraran casas o terrenos en las zonas identificadas del país, las cuales serán remodeladas en algunos casos para poder tener divisiones de apartamento, se tendrá en cuenta que estos deben ser de 3 o más habitaciones ya que se identificó que el promedio de personas que habitan en cada casa es alto, posterior a 4 años cuando exista un aumento en la plusvalía de las mismas.
Al realizar el análisis financiero se identificaron los costos y gastos de la operación y así mismo los ingresos, posterior a ello se realizó un análisis de VPN y TIR para poder identificar la factibilidad la cual tuvo resultados satisfactorios.
