Ítem Análisis comparativo de los efectos por el cambio de criterios de selección para acceder al subsidio del programa Mi Casa Ya de la Política Pública Nacional de Vivienda 2015-2023(Universidad EAFIT, 2023) López Gutierréz, Margarita María; Colorado Lopera, Sergio Andrés; Maya Salazar, Adolfo LeónColombia, since 1991, has allocated a significant investment in housing financing through programs that support the acquisition of new housing. One of the programs that has stimulated housing acquisition and impacted the reduction of housing deficit is the "Mi Casa Ya" Program, which was implemented from 2015 during Juan Manuel Santos' government. With the inauguration of the new national government under Gustavo Petro Urrego from 2022 to 2026, changes were made in the selection processes. This study comparatively analyzes the turning point (April 2023) when the criteria for accessing the subsidy of the Program changed. The evidence suggests that the downward trend in the quantitative housing deficit shifted. In this context, a research study is proposed to analyze the impact of various macroeconomic variables such as monetary policy, interest rate, the housing acquisition rate, the Economic Tracking Indicator, construction materials, among others, on the dynamics of housing sales in Colombia from January 2010 to May 2023. Through the execution of a multiple linear regression analysis, this study aims to precisely identify which macro variables explain fluctuations in housing demand. Forced displacement has been a problem that has become normalized in the country. It implies that people migrate from the countryside to the city. Even if that occurs within the same city. This is the case of Medellin, given that thousands of families have arrived in the city from the countryside. Within its neighborhoods, forced intra-urban migration add to the violence that the city has experienced. This generates pressure at the local level. The territory does not have enough houses for all the people who inhabit the city. This generates a housing deficit and the formation of informal neighborhoods. Un caso de estudio para Medellín y su Área Metropolitana(Universidad EAFIT, 2023) Hincapié Acosta, Juan Sebastián; García Cruz, Gustavo Adolfo; García Rendón, John JairoThis study estimates the effect of the subsidies given for the purchase of housing to families in the municipalities over the years, the characteristics of the public housing projects, the price per square meter offered per project and the multidimensional poverty index per block on the number of square meters offered by construction companies in public housing projects located in Medellín and its Metropolitan Area. We find evidence of the importance of housing subsidies for construction companies and how the availability of land can generate incentives for the construction of social interest projects compared to sites with low availability. The results show that for the total of the Metropolitan Area of the Aburrá Valley the delivery of subsidies for the purchase of housing has positive effects on the amount of square meters offered by construction companies, finding that a 1% increase in the subsidies delivered for the purchase of housing is related to a 0.017% increase in the square meters offered by construction companies. 017% in the square meters offered, likewise an increase of 1% in the price per meter is associated with 0.45% more square meters offered and finally it is found that the increase of one bedroom is associated with an increase of 1.57% in the square meters offered by construction companies, however, thanks to the estimation of the polynomial square of the bedrooms it is observed that there are decreasing marginal returns finding an optimal amount of between 2 and 3 bedrooms for units in the public housing projects.Ítem Efectividad de los subsidios de vivienda VIS sobre el déficit habitacional en Colombia(Universidad EAFIT, 2022) Hermosa Cuartas, Santiago; Cantet, María NataliaÍtem ¿En Medellín capitalizamos la accesibilidad en precios de la vivienda? : efectos del anuncio de proyecto y financiación en el corredor de movilidad Metro de la 80(Universidad EAFIT, 2021) Hoyos Barba, Manuela; Vallejo Hernández, Manuela; Muñoz Mora, Juan CarlosÍtem Estudio de prefactibilidad para un proyecto de vivienda campestre en Santa Rosa de Cabal, Risaralda Colombia(Universidad EAFIT, 2021) Arango Arias, Juan Pablo; Villegas Flórez, Juan CamiloThe present work is focused on carrying out a prefeasibility study for a country housing project located in the El Jazmín sector of the municipality of Santa Rosa de Cabal, using the ONUDI methodology. This methodology includes several studies: of the environment and sector, market, technical, organizational, legal, economic, financial, of risks and environmental impact; which allow an initial analysis of different factors to determine the prefeasibility or not of the project in said location within the current framework of the country. A framework characterized, essentially, by the vertiginous changes resulting from the pandemic and in which, in a forceful way, the house has entered to fulfill other functions different from housing to become places of study, work or business for those who live in it. From the analysis of secondary and primary information related, among others, to compliance with the housing densities applicable to the rural land of the city, the operation of the San Pedro aqueduct and the participation in the aqueduct board made up of the institutions with representation in the Corregimiento. The events of water rationing and the substantial increase in housing construction in recent years, evidenced in the village of El Plan, set the stage to study how these phenomena affect the sustainability of the territory in terms of water security and determine which alternatives could be developed for the strengthening of the aqueduct board that integrate the management of various actors in the achievement of this goal.Ítem Oferta de vivienda y Covid-19 : evidencia para Colombia(Universidad EAFIT, 2022) Restrepo Ramírez, Esteban; Sánchez Saldarriaga, Andrés FelipeThis paper researches the effects of the COVID-19 in Colombian new housing market, given the importance of this market in the economic reactivation after the economic shock of the pandemic. This sector reached during 2021 an all-time peak, pushed up by the incentives and expansive policy implemented by the government of Iván Duque. Literature and empiric models about the behavior of the housing market and pandemic are linked and reviewed and finally a fixed effects panel is developed based on the inverse demand function methodology proposed by Allen-Coghlan and McQuinn (2020). In this model, price is taken as the dependent variable and is explained by variables such as the number of new cases, the number of doses of vaccines administered, the number of loans granted, and interest rates for home purchase, taking seven cities as the sample. Previous research has found both positive and negative effects associated with them, such as amenities, market access, property values, etc. This work will study the Parques del Rio project, a linear park in the city of Medellin, Colombia, which is located in its downtown; the park united the two shores of the Medellin river and buried a section of the two highways that ran alongside it, this work will focus particularly on the effect this project had over housing prices.
