    He presents degree work to obtain the Master’s degree in Project Management, proposes an analysis of lessons learned about project management for the company Dragados Medellín S.A.S, a company in the construction sector located in the Valle de Aburrá metropolitan area in the municipality of Medellin. The company is responsible for providing reliable solutions to its clients in Dragados Engineering, using infrastructure, technology, and a human team in permanent development, guaranteeing compliance with the expectations of all interested parties. Thus, it is important to highlight that the degree work as well as the research that it contains arises from a real need, because the company, to be competitive and agile within the sector, demands speed in the management and execution of changes in the march, reason why it has begun to incorporate additional technologies to the traditional one to obtain optimal results. Having said the above, the present work seeks to solve the need through an investigation and compilation of lessons learned compiled until April 2022, with the aim of generating a considerable database that grants and empowers the choice of the best approach used in the sector project management: PMBOK®, Agile, Waterfall, Scrum, Kanban, Scrumban, Critical Path (CPM), Critical Chain (CCPM) and Lean; highlight those that allow the company to improve project management and thus initiate a change in the current method of choosing the project management approach of Dragados Medellín S.A.S.

    This master's degree project entitled "Maturity analysis and design of a project management office (PMO) for the company ARGOVAL SAS" seeks to evaluate the level of maturity in the organization's project management and propose the creation of a PMO project office. This with the purpose of standardizing and strengthening project management in the organization, in terms of its main economic activity, optimizing its project execution processes and thus achieving greater satisfaction among its customers and more precise quality control. Currently, ARGOVAL SAS operates without a formal project management office. Instead, it concentrates all operational responsibilities in one project manager, leaving execution in the hands of various coordinators. This organizational model leads to unstructured decision-making, where each individual acts, according to his or her own judgment and discretion. This lack of standardization has led to the need to create a PMO that centralizes best practices and provides an accurate and defined system for project management. The master's degree project proposes the implementation of a Project Management Office (PMO) in the company ARGOVAL SAS, with the aim of improving the management of its industrial projects. Currently, the organization lacks defined standards and procedures, which has impacted the quality of project delivery and sometimes customer losses. The lack of a centralized structure for project management has led to improvised decisions and disjointed execution. Through the PMO, the aim is to establish a roadmap with precise standards in the planning, execution, control and closure of projects, in order to improve efficiency, quality of services and customer perception, in addition to increasing the profitability of the company.

    Análisis de prefactibilidad de una iniciativa privada para el arrastre y custodia de vehículos mal estacionados en la ciudad de Medellín : caso de estudio comunas 10 -11-14

    The city of Medellin and its metropolitan area are currently facing different problems derived from the way its inhabitants travel and behave, which has led to impacts on road accidents, environmental pollution, and traffic congestion, among others. This research aims to focus on one of the factors that causes and generates vehicular congestion: parking in prohibited places on the city's roads. To this end, it has been proposed to evaluate the pre-feasibility of a private initiative to carry out the towing and custody of improperly parked vehicles in the city of Medellín, based on the selection of the sectors most affected by this phenomenon, such as neighborhoods 10 La Candelaria, 11 Laureles and 14 El Poblado, starting from the identification of legal aspects of the Colombian regulations that favor the implementation of a private initiative, the analysis and identification of variables such as sources of income, risks, costs and benefits, the collection of secondary information to identify the subsequent technical studies and standards that are necessary for the implementation of such associative figure, and the identification and evaluation of potential risks for the same.

    This thesis addresses the urgent need for affordable housing solutions in the United States, particularly in areas where high construction costs hinder access to dignified homes. It focuses on exploring innovative alternatives to overcome traditional limitations in costs, time, and resources. Through a comprehensive analysis, it examines the socio-economic and legal context, as well as the market for modular housing and its competitors. It delves into technical, organizational, environmental, and financial aspects, tracing the evolution from the history of modular construction to its current context. Additionally, it provides a detailed explanation of construction processes and materials used. Subsequently, it identifies and analyzes key factors influencing the viability of a modular home construction company, addressing aspects such as required investment, employment generation, types of homes to sell, market share, potential risks, and mitigation strategies. Finally, the research evaluates modular construction as an emerging option to tackle the housing crisis, exploring its impact on both the market and society at large.

    Análisis de prefactibilidad para la implementación de una nueva unidad de negocio en Ci Iblu S.A.S. : exportación de productos maderables a Estados Unidos

    This feasibility study evaluates the potential for establishing a new business unit dedicated to exporting wood products for architectural finishes to the construction sector in the United States, specifically targeting the state of Florida. The analysis investigates the logistical, technical, and financial capabilities of the company CI IBLU S.A.S. and assesses the market conditions in the United States for wood products like choibá, known for its use in architectural finishes, particularly in humid outdoor environments. The methodology follows the ONUDI guidelines for project evaluation. The study examines several key areas: the economic and environmental, the construction sector in Florida, the competition from imported woods, notably from Brazil, and the operational capacity of CI IBLU S.A.S. in Colombia. It also addresses logistical, legal, and environmental considerations relevant to exporting these products. The findings suggest that CI IBLU S.A.S. could capitalize on the devaluation of the Colombian peso and the increasing demand for such wood products in the U.S. market. However, the company must navigate competition from established exporters like Brazil. To successfully enter this market, implementing a strategy focused on differentiation and price competitiveness will be crucial.

    Análisis de prefactibilidad para un proyecto de innovación turística en el sector solidario en la ciudad de Pereira

    Tourism in Colombia has experienced a continuous growth, especially in nature tourism. In this sense, the present study is based on the solidarity model of shared weeks, where a cooperative is in charge of the infrastructure, and another entity, of the operational part. The objective of this project is to conduct a pre-feasibility study for a tourism innovation project in the solidarity sector, in order to satisfy the partners and contribute to the democratization of tourism. To achieve it, the following studies were developed: a sectoral and strategic study of the sector in which the project is located; a market study, that evidences the target market and marketing strategies; a technical-environmental study, which allowed to determine the capacities and impacts of the project, and a financial study and risk analysis, that allowed to identify the viability of the project in economic terms. As for the results, the market study revealed a potential demand of 47% of respondents who travel once a year, including within the offer a unique tourist experience and quality services; in the technical study, it was determined that the most viable location is the city of Pereira in the village Tinajas, department of Risaralda (Colombia), with a capacity to serve 50 tourists per day; in the administrative and legal study, the organic plant and the profiles of positions necessary for the project were identified, in addition to the regulations that cover cooperatives for its operation; finally, the economic and financial study revealed that the project of tourism innovation in the solidarity sector in Colombia shows a fixed investment and a positive cash flow from the second year of operation. In conclusion, the project is viable and feasible for its execution, considering the investment horizon.

    This document deals with the development of the pre-feasibility study of an autonomous solar energy generation system in a theme park in the municipality of Granada. The interest in delving into this subject is due to the progress in ecotourism that has been identified in the department of Cundinamarca in recent times, the limited offer of theme parks in the area, restricted access to conventional electricity, its high costs and difficult maintenance. Varsana, defined and registered as a theme park in the National Tourism Registry, will be the settlement that will benefit from the implementation of this solar energy system. To achieve the stated objective, what was established by the UNIDO methodology was achieved in its support studies: sectoral, market, technical, organizational, environmental, legal, financial and risk. It was necessary to relate findings from the tourism and renewable energy sectors to carry out a more precise analysis of the type of service offered, since Varsana provides accommodation services and unconventional experiences. In this way, it will be reduced that the Varsana project with Solar Energy is viable in the studies developed and optimal to solve the study situation.

    Análisis de riesgos asociados a la ejecución de proyectos financiados con recursos del Sistema General de Regalías (SGR) en la Universidad Cooperativa de Colombia

    The main objective of this research project is to analyze the risks associated with the projects of the Sistema General de Regalías (SGR) executed by the Universidad Cooperativa de Colombia. The study focuses on the identification, classification and prioritization of the risks that impact the development and fulfillment of the objectives of these projects. Likewise, a systematic analysis of the priority risks is carried out, in order to understand their possible effects on the expected results, and mitigation strategies are proposed for their effective management. To achieve these purposes, four specific objectives have been established, developing a study approach that combines qualitative and quantitative techniques, such as expert interviews, documentary analysis and surveys of key actors involved in project implementation. This project has the capacity to contribute to the strengthening of risk management in the SGR projects, promoting an improvement in efficiency and transparency during their execution. The proposed mitigation strategies could be implemented by both the Universidad Cooperativa de Colombia and other executing entities, thus ensuring the success and sustainability of the projects. Consequently, it is considered that this project has the potential to improve public perception regarding the management of SGR resources and to strengthen trust between the beneficiary communities and the entities involved. In addition, it can serve as a model for other institutions carrying out similar projects in the country.

    Ansiedad en los equipos de proyectos de una multilatina del sector financiero : estrategias de detección, prevención y moderación

    In the midst of a changing context from the financial, technological and social fronts, a pool of projects is required to transform organizations in an agile and timely manner, requiring leaders to properly manage the emotions of the people who are in their teams, to contribute to personal-professional balance and quality of life. This research work defined what are the most frequent causes that generate behaviors associated with anxiety in the members of the project teams of a multilatina of the financial sector, this through a mixed study (qualitative and quantitative), with a descriptive and cross-sectional, approach which mixed the information obtained from interviews with project leaders with a characterization of the team members. The main results were: anxiety is higher in projects than in a day-to-day area; leaders are afraid to talk about anxiety, however, there is a lot of interest in learning. The unanimous and quintessential conclusion is that by reducing anxiety in work teams, performance will be maximized.

    This research work entitled Good practices in the management of projects of permanence and success of the students: a proposal for EAFIT University, inquires the project management methodologies used by university-type organizations for the deployment of its internal initiatives, whose sector is differentiated and prone to transformation, but in which it is necessary to increase the agility in its developments to achieve its reinvention. Specifically, a fundamental challenge of the universities is the student permanence and success and project management constitute as an effective route to address these issues even more in uncertain environments such as those imposed by the Covid-19 pandemic, which considerably impacted the higher education sector, subject considered in this research. This work gathers a series of good practices in project management that can be implemented by universities as a certain, methodical and rigorous way to address the phenomena of student permanence and success, through the collection of successful experiences already lived by others higher education institutions. For this, four categories are proposed that synthesize the identified good practices, namely: strategic, composed of those statements that are part of the strategic management of universities; institutional, made up of the particular and characteristic components of each institution; project management, which considers the methodologies, operating frameworks, guidelines and tools for project management; and operational, related to the resources that facilitate the implementation of projects in the work teams. Finally based on a diagnosis about EAFIT University, as an analysis unit of the investigation, recommendations are made for its Office for Student Success. This research shows project management streamlines, optimizes and enhances the management of student permanence and success, capitalizing its benefits in favor of the sustainability of universities.
