(Universidad EAFIT, 2025) Echeverry Hernández, Juan Sebastián; Vásquez Galvis, Paula Andrea; Diez Benjumea, Jhon Miguel
This pre-feasibility study assesses the viability of a 24/7 gym franchise business model in the city of Armenia, with potential expansion throughout the Coffee Region. The research adopts a comprehensive approach that examines opportunities, risks, and key project guidelines through sectoral, market, technical, administrative, financial, and risk studies. The study integrates the Logical Framework Methodology (LFM) and the UNIDO methodology. The LFM supports strategic planning by clearly defining the problem, objectives, and expected outcomes, while the UNIDO methodology provides a structured framework for investment analysis and evaluation of growth opportunities, potential threats, and operational challenges. The goal is to provide a solid foundation for decision-making regarding the feasibility and profitability of the proposed business model, ensuring a reliable and well-informed basis for its potential implementation.

This document presents a prefeasibility study aimed at structuring a fish farming production unit in the department of Atlántico, focusing on the cultivation and commercialization of tilapia and bocachico. The initiative responds to the need to strengthen food security in the region and promote local economic development through sustainable production systems. The research follows a mixed-method approach, based on the review of secondary qualitative sources, which served as a foundation for the construction of quantitative data applied to the various components of the study. A macro- environmental (PESTEL) analysis was conducted, followed by a market study, a technical characterization of the production system, an administrative and organizational model, the identification of legal and regulatory requirements, and a financial evaluation projected over five years. These components were integrated to provide a comprehensive view of the proposal, from conceptual design to potential implementation. The document includes investment estimates, operational cost structures, revenue modeling, physical and human resource requirements, as well as regulatory, technical, and logistical considerations relevant to the operation of the enterprise within the defined territorial context.

This research evaluates the pre-feasibility for the production and direct export of specialty roasted coffee by the ASORIBERA Association, located in the municipality of Santa Fe de Antioquia, destined for the United States market. Through the application of the methodology of the United Nations Industrial Development Organization (ONUDI), eight comprehensive studies were developed: sectoral, market, technical, environmental, administrative, legal, financial, and risk assessment. The analysis allowed for the identification of the internal and external conditions that affect the project's viability, including the necessary infrastructure for the roasting plant, regulatory requirements for export, dynamics of the international market, and the main risks associated with the operation. The study becomes relevant by proposing an export plan that adds value to coffee through its transformation into a finished product, generating higher profit margins for producers and strengthening their commercial autonomy. From the project management perspective, strategies are proposed to optimize resources, reduce uncertainty, and ensure the sustainability of the export process over a 10-year horizon, thereby contributing to local economic development and the welfare of the coffee-growing families that are part of the association.
