Whenever people walk on a treadmill, pedal a stationary bicycle or workout on an elliptical machine, their very movement uses their mechanical power to create kinetic energy. The same power that is used for physical conditioning could be used in new ways to great advantage. The vast amounts of kinetic energy that people create during exercise is largely wasted. Instead, it could be captured, channeled and converted using applied concepts and technologies based on distributed generation, in which small-scale electrical power storage and generation is used on-site. The purpose of this study is to evaluate a business model that takes advantage of non-conventional energy sources as an alternative electrical power source in gymnasiums. The project would implement a system of distributed generation powered by gym clients’ kinetic energy as a means of providing electricity self-sufficiency. The outcomes would reduce energy consumption and carbon emissions, generate major economic benefits, and promote sustainability. This project has been developed by applying the methodology for the preparation and evaluation of ONUDI projects, including field and industry studies; market, technical and administrative studies; legal and environmental research; and financial evaluation. To this end, the IT project management methodologies were characterized, the types of IT infrastructure and consulting projects that can be carried out at a business level were categorized, the different project management methodologies were analyzed, the aspects taken into account were evaluated. account for the most appropriate methodologies according to the type of infrastructure and IT consulting project and the key criteria were defined through the assessments of experts in the management of IT infrastructure and consulting projects. The case study methodology was applied to meet the objectives, using diagnostic methodologies of the Hersey and Blanchard situational model, the Thomas and Kilmann conflict management model, and the modified Rathus survey, and then contrasted with the leadership skills required by the Project Management Institute (2017) for project management. Opportunities for improvement of both managers and team members were identified, consisting primarily in the areas of communication skills and conflict resolution, and thus in leadership styles. Next, the pre-feasibility study for a rainwater collection system at the Universidad EAFIT, Medellín headquarters is exposed, the study is based on the UNIDO methodology where the sectorial, market, technical, environmental and financial studies were developed to determine the viability of this in addition to the social benefits that it could have. This situation forces the project managers to reduce times and deadlines without compromising costs and quality. For a few years there’s a known trend in this segment searching new project planning and controlling technologies. The objective of this thesis is to analyze and report the outcome of applying TOC theory to a pilot project developed earlier using Critical Path Method (CPM). When comparing this philosophy against the traditional method and demonstrating the benefits of TOC applied to a project, its necessary to implement the Critical Chain Method (CCM) to develop a new schedule. This idea of entrepreneurship arises from the need for natural gas distribution companies to have strategic allies that provide them with adequate productivity and quality in maintenance activities, with an ideal technical and administrative independence that allows them to optimize their labor relations. To carry out each stage of the study, information was gathered from several sources such as databases from universities webpages, newspapers and digital magazines, consulting companies, governmental and non-governmental organizations, bilateral economic organizations in Latin America, literature, trade associations in the country and natural gas transportation and distribution companies. From the research carried out, qualitative and quantitative data was analyzed and evaluated at the financial study, resulting in the viability of the project.
