Compañia Nacional de Chocolates formulates around 270 new small projects every year. This means almost one project per day. The formulation´s procedure of a small project is the same regardless of its sales potential and its profitability. Its offers the opportunity to structure a single, standardized and sequential process for the formulation of small projects that leads to Compañía Nacional de Chocolates´ success. The diagnosis of the current policies, procedures and formats was made based on ONUDI methodology, which allowed realizing the company´s strength and opportunities about project formulation. This project arises in response to two global issues: the increase in the prevalence of chronic diseases such as diabetes and cardiovascular diseases, and the sustained growth in global demand for avocados, especially in markets like the United States and Europe. In this context, the project aims to analyze the feasibility of establishing an export-type Hass avocado farm on the "Loma Hass" property. The evaluation will be conducted using the ONUDI methodology, encompassing sectoral, market, technical, environmental, legal, and financial studies. The specific objectives of the study include analyzing the project's macroenvironment, investigating national and international market demand and prices, evaluating technical and logistical costs, identifying environmental impacts, defining the project's organizational structure, and assessing its financial sustainability. The scope of the study is descriptive in nature, focusing on collecting and analyzing relevant information for each component of the project. Limitations include geographical, technical, and financial constraints, which will be considered during its development. Medellín, recognized as one of Colombia's major cities and noted for its tourism and economic appeal, has seen increased housing demand due to the influx of tourists and new residents, such as digital nomads and remote workers. This dynamic has created a shortage of rental properties and significantly raised rental prices, negatively impacting local residents. The research examines the impact of platforms like Airbnb and Booking on the city's real estate market, where the preference for short-term rentals has displaced many local residents. The proposed construction of loft apartments for permanent rentals is presented as a viable solution to offer modern and affordable housing options. For this, the factors and conditions of the environment such as the political, economic, social, technological, ecological and legal aspects that affect the project are analyzed, in addition the market conditions are reviewed to identify the product, the place, the price and the promotion, the technical, administrative and legal aspects of the project are described, to review the role of intermediation between the interested parties, the farmers and the construction companies that need to compensate their emissions. And the project is financially evaluated using the criteria of cash flows, income statement, internal rate of return (IRR) and net present value (NPV). The results show that the project is viable for the case of a probable scenario and that it has a potential client in the construction guild, which must comply with the regulations of compensation of emissions by industry. The estimated price of carbon credits is 80 USD per ton of CO2 compensated. The project also contributes to the development of Colombian agriculture and to mitigate climate change.Ítem Estudio de prefactibilidad para producción y comercialización de velas a base de soya para fines aromaterapéuticos(Universidad EAFIT, 2020) Benítez González, María Paulina; Giraldo Gómez, María Isabel; Gómez Salazar, Elkin ArcesioThe objective of this research was to determine pre-feasibility of a project for the production and marketing of aromatherapy candles following the ONUDI methodology, in which the following studies were analyzed: sector, market, environmental, administrative, legal, technical, financial, and risks, and from them it was concluded that the best alternative for the development of this project would be by means of the importing and transforming process of raw materials, and the subsequent commercialization of the product, of the product, since when carrying out the financial analysis the results were positive for this scenario. Although one of the higher risks is the depletion of raw materials in the country of origin, the likelihood of its low occurrence in relation to the maximum economic loss. The industry sector, a sector with great expansion in the country, increasingly demands more infrastructure and due to this and the growth within the main cities, the rural sectors have become a great place to establish industries, which is why that the large industries, also due to the facilities provided in rural sectors, have moved and have made investing in infrastructure designed for the industry increasingly attractive for construction. The study carried out below seeks to obtain the pre-feasibility of a project dedicated to the industry in a rural municipality of Valle de Aburra that, due to its strategic location, seeks the growth of the area. This project includes the relocation of 160 families, living in high-risk areas or the margin of protection of the river La Dulcera or in areas owned by the municipality of Pereira, this is why the development of multifamily housing in the same sector is begin considered, in order not to generate movement of families to other areas of the city. April 22, 2016 Alimentos Cárnicos S. A. S., Company of the meat business, suffered a fire at its distribution center in Bogotá, with losses of 22,500 million pesos represented in finished products, infrastructure and equipment. With the formation of an interdisciplinary team of local and national leaders, it was possible to stabilize the logistics operation of the region, positively impacting its customers in Bogotá, Boyacá and Meta. This headquarters delivers 33% of the monthly sale of the business. After 6 months of operation in external offices, the logistics and commercial operation stabilized, the company decides to build its distribution center and requires a viability study to define the optimal location in order to maximize the profitability of the distribution network, reduce Working capital invested in inventories, eliminating dependence on third parts and maintaining customer satisfaction levels. The main objective is to benefit both small and medium-sized local producers, as well as to boost the economy of the municipality as a whole. The project arises as a strategic opportunity to strengthen the agricultural economy of Jericó, leveraging resources that could come from the company Anglo Gold Ashanti as a counterpart to the eventual copper exploitation in its Quebradona Copper Mining project, located in this region. The initiative seeks not only to diversify and modernize agricultural practices in the area but also to improve the quality of life of local producers and promote sustainable economic development. It is expected that through the implementation of this fund, the adoption of more efficient and environmentally friendly agricultural techniques, as well as access to training and technology to optimize production, will be promoted.
