Recently, this issue has taken on great relevance in the case of Colombia due to the sustained growth in real estate market prices. This study analyzes the determinants of rental prices in the main cities of Colombia (Bogota, Medellin, and Cali) for the year 2023, taking a hedonic model approach, through the use of a database with rental prices, structural characteristics of real estate and spatial variables (latitude and longitude) for these cities. It is found that the socioeconomic stratum, the area of the property and the number of bathrooms and garages have a positive impact on the rental price, while the number of rooms has a negative effect. In addition, specific characteristics were identified that influence the increase in price, such as the presence of a balcony or green areas. A Geographically Weighted Regression (GWR) regression was also performed to study the case of the city of Medellin (due to the international attention it has received in recent months), and heterogeneity was observed in the influence of the variables studied in different city areas.Ítem HouSI: Heuristic for delimitation of housing submarkets and price homogeneous areas(ELSEVIER SCI LTD, 2013-01-01) Royuela, V.; Duque, Juan C.; Universidad EAFIT. Departamento de Economía y Finanzas; Research in Spatial Economics (RISE)This paper seeks to address the problem of the empirical identification of housing market segmentation, once we assume that submarkets exist. The typical difficulty in identifying housing submarkets when dealing with many locations is the vast number of potential solutions and, in such cases, the use of the Chow test for hedonic functions is not a practical solution. Here, we solve this problem by undertaking an identification process with a heuristic for spatially constrained clustering, the "Housing Submarket Identifier" (HouSI). The solution is applied to the housing market in the city of Barcelona (Spain), where we estimate a hedonic model for fifty thousand dwellings aggregated into ten groups. The year 2022 came with an opportunity for the company to build two projects in the cities of Bello and Copacabana. One of them will be what is known as VIS (Spanish acronym for social interest housing), a project that aims to contribute to guaranteeing the right to housing for people with lower income, offering housing units with a value of up to 135 SMMLV (Spanish acronym for applicable minimum legal monthly wage). The other project will be mixed, i.e., it contains No-VIS apartments, whose price exceeds the value of 135 SMMLV. These projects will require strategies framed by a marketing plan that supports the commercial decisions made for the company. A uniform methodology was followed for the development of the seismic hazard, vulnerability, and exposure models, thus allowing a direct comparison between the seismic risk of the different cities. Risk metrics such as exceedance probability curves and average annual losses were computed for each city. The earthquake scenarios were selected considering events whose direct economic impact is similar to the aggregated loss for a probability of exceedance of 10% in 50 years. Results show a higher mean aggregate loss ratio for Cali and similar mean aggregate loss ratios for Bogotá and Medellín. Previous research has found both positive and negative effects associated with them, such as amenities, market access, property values, etc. This work will study the Parques del Rio project, a linear park in the city of Medellin, Colombia, which is located in its downtown; the park united the two shores of the Medellin river and buried a section of the two highways that ran alongside it, this work will focus particularly on the effect this project had over housing prices.
