Publicación A private equity firm to acquire the furniture company La-Z-Boy(Universidad EAFIT, 2019) Puyo Velásquez, Martín; N/AA leveraged buyout (LBO) is a common transaction within private equity firms, although not restricted to them. It refers to a transaction in which a company buys out another company, often buying the entirety of the outstanding shares and funding the transaction with debt. This type of transaction has both proponents and opponents, because while it may be true that the use of debt increases the return on equity, it may also be the case that an otherwise company with a strong balance sheet be turned into a financially distressed company. However, given the high risk that hydroelectric projects present, investors are evaluating alternative mechanisms such as Project Finance. This document studies, from a financial perspective, the main differences, advantages, and disadvantages of developing a hydroelectric project within a company balance sheet and under Project Finance in Colombia. A simplified financial modeling of the two schemes is also presented in the study, finding that projects executed within the balance sheet generate a higher rate of return for the investor. The study also concludes that incentives, such as Law 1715, for the development of renewable energy projects are more effective if the projects are executed within the balance sheet of the company.Publicación Análisis del aumento en los valores del suelo estimados en un proyecto de valorización y los valores de mercado observados con posterioridad a la ejecución de las obras financiadas : estudio de caso del proyecto Valorización El Poblado, Medellín – Colombia(Universidad EAFIT, 2022) Rodríguez Nieto, Maria José; Arango Sandoval, Sara; Pérez Moreno, Óscar Eduardo; Muñoz Mora, Juan CarlosThis research carries out an ex post analysis of El Poblado valuation project, executed in Medellín, in order to determine the differences in the estimated and the market values of the land after the construction of the 24 infrastructure works for the 321 lots located in the area of influence of the project. Based on univariate and multivariate descriptive analyses, the difference between the actual valuation of the project and that estimated in the benefit study, carried out by Fonvalmed, Medellín´s Valorization Fund, is studied. The methodology applied in this research shows that, on average, the calculated valuation is 7.63 times higher than that estimated within the framework of the project. This study aims to contribute to the scarce existing literature on the effects that public works have on land values that materialize in the market after the implementation of the valorization contribution. This study of business case not only highlights the history and achievements of CargaYa, but also provides valuable guidance for other startups seeking capital through investment rounds. The objectives of this case study were focused on evaluating the financial parameters necessary to access venture capital and validate the financial due diligence model; in addition, tools were provided for financial metrics analysis and evaluating the company's position for capital raising. On the other hand, markets and facilitates access for professional investors to projects with returns and risks different from the traditional ones, under a regulatory framework that protects the rights of those who participate. This exploratory-descriptive research shows some of the strategies used by real estate crowdfunding sites such as Prodigy Network. This company managed to capture those users who opted for collaborative financing, originating high impact projects in Colombia and The United States, which allow their investors very significant long-term returns. It also reviews the impact of the private equity real estate on the purchase, operation and management of this sector. This structure has been used for growth in a different economic sectors such as public and private infrastructure and kind of financial section to the securitization assets like others. Credivalores- Crediservicios S.A.S, which is a recognized company in the payroll sector that offers consumer loans to the public Companies. Looking for an opportunity to initiate a mechanism to carry out and to make a big structure to a collection security, the transfer of those assets which generate a future cash flow has been expressed in pesos to the SPV, those titles or securities serve as a guaranty are able to issue a Bond abroad expressed in dollars depending to the amount. As a result, the SPV presents a significant risk in the matter of volatility in the market rate, and decides to mitigate the risk through a derivative financial instrument called “Cross Currency Swap”. Especially the companies that have a high number of suppliers can make use of this alternative to improve their liquidity levels and that of their suppliers who do not have easy access to financing. In this research, different hypotheses will be tested to identify the determining factors for a company to choose to use reverse factoring as a financing alternative. For this, the financial information of 21.893 Colombian companies in the real sector will be taken as a database, of which 768 have used reverse factoring through an electronic platform that provides this service in the country. The national government reports a quick reaction and a provision of financing resources through its second-tier organizations. Private banking presents the agile establishment of support mechanisms for this economic segment. Entrepreneurs express difficulties in accessing credit and excessive procedures and analysis by banks. As an alternative, MSMEs apparently seek resources in other informal financing mechanisms and of course more expensive that end up compromising the final profitability and permanence in time of this business fabric.
