    The city of Medellin and its metropolitan area are currently facing different problems derived from the way its inhabitants travel and behave, which has led to impacts on road accidents, environmental pollution, and traffic congestion, among others. This research aims to focus on one of the factors that causes and generates vehicular congestion: parking in prohibited places on the city's roads. To this end, it has been proposed to evaluate the pre-feasibility of a private initiative to carry out the towing and custody of improperly parked vehicles in the city of Medellín, based on the selection of the sectors most affected by this phenomenon, such as neighborhoods 10 La Candelaria, 11 Laureles and 14 El Poblado, starting from the identification of legal aspects of the Colombian regulations that favor the implementation of a private initiative, the analysis and identification of variables such as sources of income, risks, costs and benefits, the collection of secondary information to identify the subsequent technical studies and standards that are necessary for the implementation of such associative figure, and the identification and evaluation of potential risks for the same.

    The conduct of this study aims to determine the prefeasibility of the creation of a Pulmonology Unit or IPS that is dedicated to the outpatient care of patients with COPD and ASTHMA in the city of Tuluá (Valle del Cauca), analyzing the external environment through the PESTEL tool, as well as internal conditions of technical, administrative, legal, environmental, organizational, and financial elements.The development of this work was based on the consultation of secondary sources such as medical research works, medical guides, scientific journals, websites of national and international health organizations, academic texts and books, as well as sources of current national information. Thanks to the data collected, the necessary projections and budgets were built to determine the viability of the project, finding that in an optimistic and probable scenario, the project can be executed as long as the income projections are met, as well as compliance of the cost and expense budget.

    There is not clarity about the risks, the market, the financial viability and a series of variables when an entrepreneurship is taking place, that can show with certainty the possible success of the business. A pre-feasibility study minimizes the uncertainty and provides information that allows the decision-making process, about the direction and development of the rising enterprise. The following work is the pre-feasibility study presentation for the development of a digital platform, which through a mobile application, allows the selection for domestic service and repairing staff options in the Aburrá Valley, Antioquia, since a gap is currently perceived in the market when hiring for home and SMEs services, in terms of the frustration and pain felt by families and those who require these services. The UNUDI methodology is the one chosen to use, built to prepare and evaluate projects feasibility by the United Nations Organization for Industrial Development, as a specialized organization in the industrial development promotion for emerging economies (Behrens & Hawranek, 1994).

    Estudio de prefactibilidad de proyecto residencial de construcción en el municipio de Marinilla, Antioquia

    Construction in Colombia in the year 2021 shows a very positive recovery trend related in large part, perhaps, to different subsidies that the National Government has provided, especially for the acquisition of NO VIS housing. In addition to this, the history of the construction sector in recent years indicates that it is not only a profitable business for investors and developers, but it is also one of the sectors that generates more employment, leverages more sectors, and involves fewer risks due to the need and demand for housing in the country. However, a large percentage of the population does not have sufficient resources to invest in real estate projects. The following pre-feasibility study has two components that will enhance the viability of the project: The first one is the crowdfunding mechanism that, through many investors with small capital contributions, allows the collection of funds for the construction of projects, without financial intermediaries; the second is the strategic location of urban development in the municipality of Marinilla, within the eastern Antioquia, that responds to one of the most productive regions of the country which is growing with interconnection to other economies with relevant socio-economic potential.

    Estudio de prefactibilidad de un conjunto habitacional campestre con 20 viviendas unifamiliares en el municipio de San José Caldas

    With the present research work, it is intended to carry out a pre-feasibility study for a rural housing complex in the municipality of San José Caldas, in order to determine the pre-feasibility of the project, through the analysis of different factors such as legal, environment, environmental and urban and economic development; fundamental components of the technical and marketing part. It is important to highlight that the project has the benefits of different construction materials, which when combined with the traditional construction system of the area, allows the implementation of sustainable systems and the recirculation of natural resources, which generates components of sustainability, within the framework of the declaration of the Coffee Cultural Landscape of the PCC. This will be developed under the UNIDO and SAPAG methodology, which are the most used references in studies of this nature. The type of research methodology to be carried out will have a qualitative and quantitative approach with a descriptive scope.

    Prefeasibility study about a consultancy business aimed to organizational development for specialty physicians in plastic surgery and other specialties related with aesthetic medicine in Colombia. A complete financial analysis was performed based on cash flow in different scenarios. Simulations were made based on whole own resources and partial bank credit. In both cases the project showed to be viable, since the indicators VPN, TIR and BAUE showed positive outcome. That means that the doors are open to continue in further phases to implement the business

    Currently, the concept of coliving emerges as a response to the increasing demand for housing in cities, providing shared and private spaces for those seeking flexibility and social interaction. This model encourages interaction and support among residents, especially for those who are far from their place of origin. Medellín, known for its economic and cultural development, attracts people in search of temporary opportunities, requiring safe and comfortable housing solutions. The study focuses on evaluating the pre-feasibility of a coliving project with short and medium-term rentals in the city of Medellín, using the methodology proposed by the United Nations Industrial Development Organization (UNIDO) for a comprehensive and systematic analysis. The study consists of seven different analyses or sub-studies aimed at determining the viability of the project in an integrated manner. These encompass various themes related to the environment, the sector in which the project is developed, and the business itself. The studies supporting the analysis include the environmental, sectorial and strategic study, the market study, the technical study, the environmental study, the organizational study, the legal study, and the financial and risk study. This way, by addressing the overall objective with the proposed methodology, it will be possible to determine the feasibility of executing the project for subsequent evaluation by prospective investors, considering financial indicators for decision-making, estimating the risks assumed in the project, and other restrictive elements according to current regulations.

For develop this study, was used the Manual of Organization of United Nations for Industrial Development (UNIDO), in order to analyze the business opportunity through the pre-feasibility study, where it is expected to determine the feasibility of the proposal, in order to evaluate to continue with the next step; that is, the feasibility study contributing to society and given a housing solution adjusted to urban planning standard, and reducing housing shortage from municipality.     The objective of this research project is to evaluate the pre-feasibility of cultivating banana Clone Dominico Hartón (Musa AAB Simmonds) at high densities on the La Palmera farm located in the vereda Caceritas in the municipality of Trujillo, Valle del Cauca. Therefore, a brief international and national analysis of the behavior of the market and plantain production was presented, as well as a theoretical framework on the most important terms of the pre-feasibility study processes. Taking into account the above, it seeks to establish the possibilities of success of this project, through an analysis of the Pestel environment, the development of a market study, a technical, legal, organizational and financial study, all of the above making use of secondary sources. The results allowed us to establish that this project is viable from all the previously mentioned studies, forecasting a large financial impact, translated into an Internal Rate of Return of 238%, on the most realistic scenario, giving evidence of its viability.

    The present study focuses on the evaluation of the pre-feasibility for the cultivation of export-type avocados in the "El Chocho" area, located in the municipality of San Jeronimo, Antioquia. This project arises in response to two global issues: the increase in the prevalence of chronic diseases such as diabetes and cardiovascular diseases, and the sustained growth in global demand for avocados, especially in markets like the United States and Europe. In this context, the project aims to analyze the feasibility of establishing an export-type Hass avocado farm on the "Loma Hass" property. The evaluation will be conducted using the ONUDI methodology, encompassing sectoral, market, technical, environmental, legal, and financial studies. The specific objectives of the study include analyzing the project's macroenvironment, investigating national and international market demand and prices, evaluating technical and logistical costs, identifying environmental impacts, defining the project's organizational structure, and assessing its financial sustainability. The scope of the study is descriptive in nature, focusing on collecting and analyzing relevant information for each component of the project. Limitations include geographical, technical, and financial constraints, which will be considered during its development. This pre-feasibility study seeks to provide a solid basis for decision-making regarding the establishment of an export-type avocado farm, addressing key aspects to determine its technical, economic, and environmental viability, thereby contributing to agricultural development and the mitigation of global health problems.

    Estudio de prefactibilidad para determinar la viabilidad de un proyecto de desarrollo inmobiliario en la ciudad de Medellín, apalancado por financiamiento colaborativo

    In the present thesis, a pre-feasibility study is formulated to determine the viability of a real estate project in the city of Medellin that operates on a permanent rental basis and is funded through collaborative economies (crowdfunding). Using the UNIDO methodology, a comprehensive analysis is conducted, encompassing various studies: sectorial, market, technical, organizational, legal-environmental, financial, and risk assessments. Subsequently, an analysis of the results is provided to determine the most suitable leasing model for investors and the Asset manager. Finally, it is concluded that the project is feasible as long as it operates with short-term rentals on the potential lot located in Laureles. Additionally, no legal or environmental impediments are evident, and most high-impact risks can be effectively controlled and managed. However, careful attention must be given to political decisions related to the regulation of short-term rents and crowdfunding.

    The pre-feasibility research that follows addresses the possibility of creating a co working business in the city of Pereira, as a solution to the rental costs and fixed costs of a traditional office, as well as the opportunity to undertake as an independent entrepreneur in a city with high unemployment rates. This co working project is very new to the market, and the city does not have much offer regarding this type of business. As a methodological tool, it will rely on UNIDO, which is supported by the eight studies it contains: sectoral, market, technical, administrative, environmental, legal, financial and risk. Within the studies, the analysis of data provided by the territorial entities will be carried out, and as primary information a survey will be carried out to 97 people in the municipality of Pereira, including professionals, freelancers, entrepreneurs interested in a co working space. In this way, it is concluded that the project is viable from the development of all its studies and helps to solve the problem posed.

    The object of this prefeasibility study is defined as the determination of the viability of establishing a car dealership to sell new cars in the city of Medellín and how attractive it might seem to potential investors. This work is based on the observations made in this specific market niche of new combustion vehicles and the growing potential which can be evidence in the sales for this specific geography. By the means of different methodologies, such as the ones defined by the Danish Energy Agency and different authors found in academic data bases, the workplan is built, which establishes the evaluation of financial, regulatory, economic, administrative, technical, and environmental factors in order to determine if the project is promising within the specific context in which it´s proposed. The defined investigation is carried through the search of secondary information from trustworthy sources by employing media such as databases, academic publications, newspapers, economic reports, and current regulations which will allow the author to build a tailor-made model reflecting the specific context and that will present relevant results. Lastly, and employing all the gathered and analyzed information, the viability of the project is determined.

    The metallic structure has become one of the most used materials in the construction sector. The agility in the construction process, cleaner environments during its execution, generation of waste with one hundred percent recycled material, less heavy structures and special architectural designs are the benefits of this system. Consequently, it is interesting to carry out an investigation on this material, taking into account that its growth in the construction sector is positive, so it may be an investment opportunity for the company Industrial Conconcreto with this investigation. This work contains a pre-feasibility study for the expansion of the metalworking plant, based on the UNIDO methodology, in which it is developed through eight studies. The research contains the following analyzes: sector and environment study, market study, technical study, legal and administrative study, environmental study, financial and risk study, which provide enough information to know the viability of the project. The type of research that is proposed is a mixed correlation model, since there are market trends and growth in the construction sector, where they will be fundamental to define variables such as: price and demand. On the other hand, it is considered mixed because from the cash flow elaboration the financial indicators are determined quantitatively, being relevant for their analysis and making the decision to carry out the project. For the collection of information and construction of the investigation is carried out through the PESTEL methodology. Based on the above, the investigation is developed by various means. It focuses on a documentary review that allows knowing market trends, growth in metalworking sectors in the region, visualizing companies in the sector, compliance with laws and minimum standards in the development of the project, and has access to information from the company. During the research, surveys are carried out on subjects that contribute to the argumentation and construction of the study. In the same way, we have the advice of a professor for the direction and fulfillment of the objectives set out in the research. Finally, the deliverable of this work will be carried out through a pre-feasibility report, which will include the analysis of the eight studies, which are intended to evaluate and study the growth opportunity for the company and the profitability expected by the investors. Likewise, it will be possible to conclude if it is the moment to execute the project or not.
