dc.description	En esta monografía se pretende realizar un análisis detallado de los efectos normativos y sociales que ha traído la implementación y el uso de plataformas como lo son Airbnb en Medellín. Actualmente, Airbnb es una de las plataformas turísticas y hoteleras más utilizadas a nivel mundial, un fenómeno sin precedentes que ha revolucionado el turismo moderno y, por supuesto, esto también se ha hecho evidente en la ciudad de Medellín. A pesar de los numerosos beneficios que ha traído a la economía nacional y municipal, los efectos negativos han tenido un peso importante, viéndose afectados principalmente los mismos ciudadanos de la ciudad. De aquí surge la necesidad del presente escrito, un análisis de las problemáticas que ha desencadenado su uso, junto con una investigación de la Ley de propiedad en Colombia y de qué manera logra o no regular a estas innovadoras plataformas, para después evaluar, de acuerdo con la información obtenida, si la prohibición de estas plataformas es la solución más viable para hacer frente a los retos a los que se ha enfrentado la ciudad. El cuestionamiento frente a la Ley de propiedad vigente, y frente a las medidas planteadas y adoptadas por los mandatarios de la ciudad en torno a estas problemáticas, resulta crucial a la hora de proponer soluciones. Determinar si las regulaciones actuales logran cobijar el uso y funcionamiento de plataformas como Airbnb no solo representa un análisis legal profundo, también implica una búsqueda por alternativas para que este tipo de fenómenos no se sigan presentando en la ciudad o, aún peor, no se expandan al resto de ciudades de Colombia.
dc.description.abstract	This monograph aims to carry out a detailed analysis of the regulatory and social effects brought to the city of Medellín by the implementation and use of platforms such as Airbnb. Currently, Airbnb is one of the most widely used tourism and hotel platforms worldwide, an unprecedented phenomenon that has revolutionized modern tourism and, of course, this has also become evident in the city of Medellin. Despite the numerous benefits it has brought to the national and municipal economy, the negative effects have had a significant weight, with the city's citizens themselves being the mainly affected. From this arises the need for this paper, an analysis of all the problems that its use has triggered , along with an investigation of the Property Law in Colombia and how it manages or fails to regulate these innovative platforms, to then evaluate, according to the information obtained, whether banning these platforms is the most viable solution to address the challenges the city has faced. The questioning of the current property law, and the measures proposed and adopted by the city's authorities in relation to these problems, is crucial when proposing solutions. Determining whether current regulations are able to cover the use and operation of platforms such as Airbnb not only represents a deep legal analysis, but also implies a search for alternatives so that this type of phenomena does not continue to occur in the city or, even worse, does not expand to other cities in Colombia.
