Ítem Estudio de las motivaciones de los consumidores en referencia a hospedarse en hoteles sostenibles en el municipio de Jardín, Antioquia(Universidad EAFIT, 2022) Echeverri Molina, María Camila; Acevedo Mejía, Erika Cristina; Escobar Escobar, Ana CristinaThe tourism sector in Colombia, and in particular in the municipality of Jardín, located in the southwest of Antioquia, has been increasing its participation in sustainable hotel practices, which makes it essential to understand why consumers choose to stay in this type of hotels, in order to develop strategies to capture their attention, not only for the benefit of the hotels, but also for the benefit of their environment. This study was born from this need and its general objective is to know the main motivations of consumers in reference to staying in green hotels in the municipality of Jardín, Antioquia. A research was conducted based on a qualitative methodology, through semi-structured interviews to ten consumers who visit green hotels in the municipality of Jardín and to four actors involved in the hotel sector. Based on the results, three consumer profiles were identified: Tranquility seekers, Passionate travelers and Escapist friends, according to different variables such as personal interests and intrinsic and extrinsic motivations. Global dynamics have set eyes on cities, countries and regions so that they offer benefits and incentives that are appealing to foreign companies to settle their operations and generate quality employment. In the same way, the places are currently working to exalt their benefits and thereby develop a region that facilitates the promotion of their cultural, economic, geographical, and technological identity. Eastern Antioquia seeks to be identified as a competitive and productive region that is apt to promote mechanisms for the entry of tourists and potential investors to stimulate local development, regional integrity, and economic reactivation. Regional investment promotion agencies have been created in Colombia and today have been considered a good global positioning tool that catapults the positive aspects of the country and its region. All of the above will be framed in a marketing plan that allows diagnosing, analyzing, formulating strategies and verifying if what is envisioned for Eastern Antioquia is successful and, in this way, connect it with the world.Ítem Prefactibilidad de una famiempresa de alquiler de cabañas en el sector Guatapé - El Peñol (Antioquia)(Universidad EAFIT, 2021) Ceballos Guerra, Elkin de Jesús; Uribe de Correa, Beatriz Amparo; Salazar Gómez, Francisco JavierThis document consists of a pre-feasibility study whose objective was to determine the technical and economic feasibility of a new family business, with which it is sought to start a cabin rental business located in the tourist area of Guatapé and Piedra del Peñol, in Antioquia. The statistical data for calculating the income of the project were obtained in the virtual platforms Airbnb and AirDNA, which consisted of the average prices per night and the monthly percentages of hotel occupancy for the last 36 months in cabins located in the aforementioned tourism sector. On the other hand, the expenses and costs of the project were estimated, and together with the previously estimated income, the base, optimistic and pessimistic scenarios to be evaluated were constructed, which differ from each other by the amount of the expected monthly income. Subsequently, the projected cash flow was prepared, whose inputs were the following: income, costs and expenses, initial investment, financial expenses, depreciation and amortization calculations. The internal opportunity rate (TIO) was then defined and the NPV and IRR were calculated for two cases: with financial leverage and without leverage. The financial model carried out showed that the leveraged project (financed with the banking sector) is viable for the base and optimistic scenarios, while it is not viable for the pessimistic scenario. On the other hand, for the unlevered project (100% own financing), the study shows that it is only viable for the optimistic scenario
