Several factors such as the informality in the implementation and documentation of the projects, the difficulty of achieving cooperation and coordination in the work teams and the high employee turnover, have created the need to look for solutions that allow the sustainability of these companies in the market. This work attempts to address the problems mentioned above through the documentation of lessons learned in Baluarte project. It also seeks to identify the best practices implemented and the mistakes made in order to avoid repeating them in the company’s future projects, all in order to optimize resources, obtain better results, more efficiency, better management and greater profitability. Finally, it is intended to ensure that the knowledge acquired remains within the company. This work will be achieved through the preparation of surveys that will allow to make a review of the project based on the PMBOK® methodology. The questions will emphasize on each of the areas of knowledge and the group of processes of project management. These surveys will be answered by fifteen people who are related to the project and that according to their professional activity and / or position, have different perspectives and interests, which will allow to avoid biases in the information provided. The practices carried out during the management of Baluarte project will be identified previous to the elaboration of the surveys, which will allow to evaluate, and in some cases, to carry out an action plan or make modifications or suggestions that will help define the right process for the implementation of future projects in the company.Ítem Estudio de prefactibilidad de un proyecto de rentas a corto y mediano plazo tipo Coliving en la ciudad de Medellín mediante la metodología ONUDI(Universidad EAFIT, 2023) Arango Aguilar, Oscar Alejandro; Tobar Guinand, José MauricioCurrently, the concept of coliving emerges as a response to the increasing demand for housing in cities, providing shared and private spaces for those seeking flexibility and social interaction. This model encourages interaction and support among residents, especially for those who are far from their place of origin. Medellín, known for its economic and cultural development, attracts people in search of temporary opportunities, requiring safe and comfortable housing solutions. The study focuses on evaluating the pre-feasibility of a coliving project with short and medium-term rentals in the city of Medellín, using the methodology proposed by the United Nations Industrial Development Organization (UNIDO) for a comprehensive and systematic analysis. The study consists of seven different analyses or sub-studies aimed at determining the viability of the project in an integrated manner. These encompass various themes related to the environment, the sector in which the project is developed, and the business itself. The studies supporting the analysis include the environmental, sectorial and strategic study, the market study, the technical study, the environmental study, the organizational study, the legal study, and the financial and risk study. This way, by addressing the overall objective with the proposed methodology, it will be possible to determine the feasibility of executing the project for subsequent evaluation by prospective investors, considering financial indicators for decision-making, estimating the risks assumed in the project, and other restrictive elements according to current regulations.Ítem Estudio de prefactibilidad para un proyecto de un parque industrial en el municipio de Guarne(Universidad EAFIT, 2023) Londoño Ossa, Daniel; Gómez Salazar, Elkin ArcesioThe construction sector in Colombia is one of the most profitable and safe for investment within the country, additionally it is one of the sectors that generates more employment, leverage from other sectors and less risk. The industry sector, a sector with great expansion in the country, increasingly demands more infrastructure and due to this and the growth within the main cities, the rural sectors have become a great place to establish industries, which is why that the large industries, also due to the facilities provided in rural sectors, have moved and have made investing in infrastructure designed for the industry increasingly attractive for construction. The study carried out below seeks to obtain the pre-feasibility of a project dedicated to the industry in a rural municipality of Valle de Aburra that, due to its strategic location, seeks the growth of the area.
