Publicación Estudio de prefactibilidad utilizando la metodología ONUDI para el desarrollo de un conjunto de cabañas de construcción modular con contenedores, destinadas a rentas de corta estancia en el municipio de El Retiro (Antioquia)(Universidad EAFIT, 2026-03-06) Pérez Figueroa, Juan José; Martínez Martelo, Juan Sebastián; Tobar Guinand, José MauricioThe present research aimed to evaluate the pre-feasibility of developing a modular cabin complex built with maritime shipping containers, intended for short-term rentals in the municipality of El Retiro (Antioquia), by means of the UNIDO methodology. The theoretical framework addressed concepts related to rural tourism, short-term rentals, modular construction, project evaluation, and financial analysis. The methodological design structured the study into strategic-sectoral, market, technical-environmental, administrative-legal, and financial assessments. The strategic and sectoral analysis identified a favorable environment for alternative lodging projects, driven by proximity to the Aburrá Valley and a growing demand for nature-based accommodation experiences. The market study revealed sustained potential demand, with user preferences focused on private, well-equipped lodging integrated with natural surroundings. The technical-environmental study defined the constructive feasibility of the project using shipping containers, as well as the main environmental impacts and their management measures. The administrative and legal study established the operational structure, regulatory requirements, and costs associated with implementation. The financial study yielded positive profitability indicators, highlighting improved performance when bank financing was incorporated. Risk analysis, conducted through Montecarlo simulation on NPV and IRR, showed a high probability of favorable outcomes. Overall, the results allowed to conclude that the project is technically, environmentally, and financially feasible, and constitutes a sustainable alternative for developing tourism accommodation in the municipality.
