Publicación Estudio de prefactibilidad de viviendas híbridas en Medellín(Universidad EAFIT, 2025) Rodelo Ramírez, María Mercedes; Garzón Guevara, Rafael David; Tobar Guinand, José MauricioThis thesis explores the prefeasibility of a housing development project in Medellín that integrates short-term and traditional long-term rental models into a hybrid residential approach. The study is motivated by the increasing demand for flexible housing solutions that align with emerging work dynamics and urban lifestyles. The objective is to provide critical information to assess the viability of implementing this concept in Medellín. A comparative analysis is conducted between short-term rental housing and permanent rental models using the methodological framework proposed by the United Nations Industrial Development Organization (UNIDO), which includes market research, financial analysis, and regulatory review. The results of the project reveal that Medellín’s real estate market lags behind in the supply of mixed-use housing typologies. This research therefore identifies an opportunity to introduce alternative housing models based on hybrid typologies. These models have the potential to address urgent housing needs expressed by citizens, improve quality of life, and increase profit margins by diversifying income sources and mitigating economic risks. In addition, the study envisions the promotion of hybrid housing projects that integrate multiple uses within a single building. It also advocates for adjustments to urban regulations to better accommodate such models and encourages stronger collaboration between the public and private sectors, as well as community stakeholders. Using the UNIDO methodology, a comprehensive analysis is conducted, encompassing various studies: sectorial, market, technical, organizational, legal-environmental, financial, and risk assessments. Subsequently, an analysis of the results is provided to determine the most suitable leasing model for investors and the Asset manager. Finally, it is concluded that the project is feasible as long as it operates with short-term rentals on the potential lot located in Laureles. Additionally, no legal or environmental impediments are evident, and most high-impact risks can be effectively controlled and managed.
