The differences between the traditional discounted cash flow methods and the real options methods are analyzed. In addition to this, the different ways of assessing real options and their application to the final evaluation of a project are investigated. The different methods are applied in a real example of a reforestation project in order to analyze the advantages, disadvantages and quantitative differences of one method over the other. Finally, a valuation model that adapts to different types of reforestation projects is concluded and designed.Ítem Aproximación a un modelo de evaluación para la gestión de impactos de los proyectos de innovación social de la U. de A.(Universidad EAFIT, 2021) Castellanos Gómez, Alba Inés; Vélez Cuartas, Gabriel JaimeThe impact evaluation represents a topic of interest to all project executors, whether they are public or private or belong to any sector; since it allows to identify the positive or negative effects, that as consequences of their actions, are produced in the economy, the environment or the society in general; for the development of a project. These effects indicate how the projects are being managed and if they are obtaining the expected results; but these must be measured by indicators, which require monitoring and evaluation to estimate the degree of impact generated. Social Innovation Projects such as those carried out by the U. de A., due to their nature and purpose, are aimed at generating impact; however, given that this is a complex issue, there are no specific methodologies to estimate it. Therefore, the present study seeks to make an approach to a methodology that allows the U. de A. to carry out an evaluation of the management of its impacts; which starts from the definition of dimensions and nominal variables that explain the process of Social Innovation; the construction of indicators and an analysis method to weigh or establish their incidence in the impact that the Social Innovation project can generate; and likewise, carry out the evaluation in a more coherent and reliable way.Ítem Buenas prácticas para la gestión de proyectos de permanencia y éxito estudiantil : una propuesta para la Universidad EAFIT(Universidad EAFIT, 2021) Gil Zapata, Ana María; Gómez Ardila, Lizeth Johana; Zea Restrepo, Claudia MaríaThis research work entitled Good practices in the management of projects of permanence and success of the students: a proposal for EAFIT University, inquires the project management methodologies used by university-type organizations for the deployment of its internal initiatives, whose sector is differentiated and prone to transformation, but in which it is necessary to increase the agility in its developments to achieve its reinvention. Specifically, a fundamental challenge of the universities is the student permanence and success and project management constitute as an effective route to address these issues even more in uncertain environments such as those imposed by the Covid-19 pandemic, which considerably impacted the higher education sector, subject considered in this research. This work gathers a series of good practices in project management that can be implemented by universities as a certain, methodical and rigorous way to address the phenomena of student permanence and success, through the collection of successful experiences already lived by others higher education institutions. For this, four categories are proposed that synthesize the identified good practices, namely: strategic, composed of those statements that are part of the strategic management of universities; institutional, made up of the particular and characteristic components of each institution; project management, which considers the methodologies, operating frameworks, guidelines and tools for project management; and operational, related to the resources that facilitate the implementation of projects in the work teams. Finally based on a diagnosis about EAFIT University, as an analysis unit of the investigation, recommendations are made for its Office for Student Success. This research shows project management streamlines, optimizes and enhances the management of student permanence and success, capitalizing its benefits in favor of the sustainability of universities.Ítem Caracterización de la cultura organizacional e identificación de buenas prácticas en la gerencia de proyectos en sedes internacionales de la Compañía VeriTran S.A., basados en las áreas del conocimiento establecidas por el Project Management Institute (PMI)(Universidad EAFIT, 2021) Sánchez Romero, Estefanía; Henao Arango, María CeciliaAiming to take advantage of the business model of the organization VeriTran S.A., which consists of providing its consulting and implementation services to the global financial industry for the construction of its mobile applications and transactional web portals, the management methodologies in each of the projects for the different countries are described, since there is not an standard methodology to approach all the projects of the organization, and when compared, it is identified that some methodologies work better than others. Additionally, there is an ingrained work culture within the organization that informs almost every aspect of its everyday running, which is why it is appropriate to determine how some elements of the organizational culture influence project management, in addition to the opportunity of identifying best practices in project management from four international offices, based on the areas of knowledge established by the Project Management Institute, PMI, in order to improve the organization's performance and achieve greater customer satisfaction. This master's work presents a consolidation of Good Practices in project management and how some elements of organizational culture influence the behavior and performance of the organization, through surveys designed with key questions from each of the areas of knowledge according to the PMI, through interviews designed with key questions for each of the PMI knowledge areas, and these in turn associating questions created based on experts criteria to cover the organizational culture.Ítem Contribución de las prácticas de innovación abierta a la superación del valle de la muerte, en proyectos de innovación de Medellín : caso de estudio(Universidad EAFIT, 2019) Ruiz Montes, Sebastián; Arango Gaviria, David; Yepes Callejas, Edgar RenéThere are multiple studies related with the phenomenon known as the death valley (a bottleneck that delays the development of R+D+i after the experimental development phases prior to the formal new product development) its factors and impact on the innovation process, however there is little in-depth treatment of the relationship of the death valley with open innovation and its practices. This work aims to explore the open innovation practices and its contribution to overcoming the main barriers of the death valley in two projects of open innovation in the city of Medellín. The research starts with a literature review that allows the exploration of different stances and definitions of open innovation practices, the innovation process and the death valley phenomenon and its factors. Subsequently, a case study methodology is applied using semistructured interviews as a data collection tool where two innovation projects from an organization from Medellin are selected with the criteria that one of the projects should have successfully overcome the valley of death phase, while the other did not. The collected information was analyzed with the objective of identifying and characterizing the manifestation of the death valley factors as well as the open innovation practices used in each one of the projects. A causal analysis was then performed allowing the identification of relationships between the employed innovation practices and the death valley factors that were characterized in the cases.Ítem Desarrollo de capacidades organizacionales. This would permit the definition of a project management framework that would contribute to organizational objective achievement. Initially, OPM3 project management maturity level detection was formulated in accordance with Project Management Institute (PMI, 2017) guidelines. Said detection showed medium-high CDC project management maturity levels, totaling 47.36%, and low leadership, records of lessons learned, and project management health status reporting maturity levels. Considering the above, the control PMO was proposed to advise senior CDC project management, owing to its high level of strategic influence. This would allow for the development of a more comprehensive organizational structure, in which project management formed part of organizational strategic planning and participated in project resource allocation decision-making processes. Project office personnel’s limited qualifications and lack of support from the entity’s managerial level were shown to be limitations. Based on these results, PMO creation, as a new unit within organizational structure, is proposed. The project idea arises from the experience of Dr. Maria Camila Franco, who is a pediatrician by profession, sister and future investment partner. The project aims to set up a multidisciplinary care center that will provide the city with a unified and quality care space for children, which will be profitable for investors and socially inclusive by providing subsidized care for low-income children. This methodology includes several studies: of the environment and sector, market, technical, organizational, legal, economic, financial, of risks and environmental impact; which allow an initial analysis of different factors to determine the prefeasibility or not of the project in said location within the current framework of the country. A framework characterized, essentially, by the vertiginous changes resulting from the pandemic and in which, in a forceful way, the house has entered to fulfill other functions different from housing to become places of study, work or business for those who live in it. This work is carried out in the municipality of Pereira and may serve as a reference proposal for other territories. The study uses and analyzes primarily secondary information (laws, decrees and documents from study centers and consultancies), focusing on the identification of elements of correlation between factors; and primary from two surveys – using the convenience method – to communities and government organizations, private companies and social organizations. Primary and secondary information that show the fragility and lack of elements or tools of correlation between planning, territorial ordering and community participation. The study outlines a highly participative structured methodological proposal, that proposes to make the project the axis of integration or conjunction of elements that act in the territory integrating leaderships, alliances, efforts and common purposes, transform it and project it towards an integrated and integral development.
