    This undergraduate thesis develops a pre-feasibility study for a rural land subdivision project on a family-owned land that is approximately 9 hectares and located in the Pantanillo district, municipality of El Retiro, Antioquia. The objective of this thesis is to evaluate the technical, economic, regulatory, and commercial viability of this subdivision consisting of 20 lots ranging between 3,500 and 4,500 m², where an ecological, sustainable, and attractive approach for the current rural housing market in eastern Antioquia is desired. Firstly, with the help of the PESTEL analysis, the market study based on the 5 P’s of marketing, a technical study, a legal study, a financial study, and finally an organizational study, it was determined that El Retiro presents very positive conditions for the development of the proposed project. This is due to the region's high land appreciation, urban development, and public preference for natural environments with good urban connectivity. The technical study includes gravel road design, solar lighting, ecological trails, and a modern gatehouse, while the financial evaluation projects positive profitability under different price scenarios. This business idea seeks to find a use for a family asset that has not been previously utilized, adapting to environmental conditions, current regulations, and rural housing consumption trends in Colombia. This project also aims to generate long-term economic stability for the family members
