Ítem Análisis de factibilidad de la construcción del "Hotel Campestre Balcones Villa del Río” en el Municipio de Andes, Antioquia(Universidad EAFIT, 2020) Gallego Escobar, David Alejandro; Gómez Álvarez, Daniel Andrés; Díez Benjumea, Jhon MiguelIn the present work, to do a feasibility study using the ONUDI methodology about the viability of the construction of a country hotel in the municipality of Andes was determined. To achieve this, a sectoral and strategic analysis, and a study of market, technical, environmental, organizational, economic-financial, legal and budgetary were carried out. With this study it was confirmed that the project meets all the financial, technical, legal, and environmental requirements necessary for its proper implementation and start-up. The main limitation in the development of the work was that most of the information available on the behavior of the hotel sector is from before the pandemic, for which it is recommended to carry out a more in-depth analysis on the possible behavior of the hotel sector after the pandemic. However, as a contingency measure, in the present work the growth of the years 2020 - 2021 was not considered, but rather the occupancy estimate jumped directly from 2019 to 2022. Finally, it is concluded that the project is financially viable, with an TIR that exceeds the return expected by the investor by 18.294% and a VAN of $ 2,472,185,232, in the first five years. These types of projects have become a trend in the real estate market, therefore they have great potential. To meet the proposed objective, this investigation work was framed under the methodology defined by the United Nations Organization for Industrial Development (UNIDO), upon sectoral and environmental, market, technical, administrative, legal, environmental, financial and risk studies were included. For the development of the studies, it was necessary to review and evaluate the different variables, factors and parameters that directly or indirectly impacted the project horizon. The following studies were taken into account within the analysis: Study of the environment and the sector using the PESTEL methodology, where the opportunities and threats of the business that have to do with the following factors were identified: political, economic, social, technological, environmental and legal. Market study using the 4P’s methodology of marketing, which allowed us to identify the equipment most used by the client in their construction processes, the periodicity and frecuency of the use of service and its added value, the main construction sector as potential customers in the department of Antioquia and the main source of service request. Technical study in which the technical feasibility of each equipment, its operating and investment costs, size of the rental department, location, labor and working capital were identified. Administrative and organizational study that allowed to identify the current organizational chart of the company and the functions associated with each position, as well as the identification of the future organizational scheme for the development of the project. Legal study where the incorporation and corporate purpose of the company were framed. For each of the studies in which this analysis was subdivided, it was necessary to consult sources of truthful information such as university databases, studies of international consulting companies, different authors, carry out a survey, rely on expert judgment and on websites of the local regulatory entities. Therefore, during the development of each study, qualitative and quantitative data were collected and then finally summarized and analyzed in the Financial Study; resulting in the feasibility of a company dedicated to the creation and distribution of a beauty, health and wellness male products line in El Valle de Aburrá. The result in the consumer market of Cauca, directly affects the consolidation and diversification of market portions both nationally and internationally and consolidates the permanence of the workforce in the productive activity of the “panela” sector and the improvement in their quality of life. Therefore, it is based on considering the characteristics of the “panela” sector, the market and the strategic projection both at national and regional level, from a priority line of action that facilitates solving the problems and meeting the “panela” sector needs, along with strengthening and modernizing the panela agrobusiness in Colombia and in Cauca. Once the analysis of the business in the Peruvian geography is done, the recommendations are offered to make a reality of the entrepreneurship in Peruvian land or to dictate wait and prudence. Emphasis is placed on the importance of a mix of skills and knowledge in companies that are born global, such as human capital, organizational capital and relational capital; likewise, the importance of a country's level of competitiveness, which makes it attractive or not, to investment and the creation of new companies. It is also important to enter the knowledge of markets and know the political, economic, social, technological and environmental environment that characterizes it, and use corporate finance to evaluate an investment project. It is shown, following the steps described in the present study, that it is attractive to compete in the Peruvian market in a building automation business, given the potential of Peru and the growing opportunities in the energy, mining, construction and tourism sectors which it does a promising business. However, the interested company must prepare to meet requirements.
