    Análisis de prefactibilidad para un proyecto de innovación turística en el sector solidario en la ciudad de Pereira

    Tourism in Colombia has experienced a continuous growth, especially in nature tourism. In this sense, the present study is based on the solidarity model of shared weeks, where a cooperative is in charge of the infrastructure, and another entity, of the operational part. The objective of this project is to conduct a pre-feasibility study for a tourism innovation project in the solidarity sector, in order to satisfy the partners and contribute to the democratization of tourism. To achieve it, the following studies were developed: a sectoral and strategic study of the sector in which the project is located; a market study, that evidences the target market and marketing strategies; a technical-environmental study, which allowed to determine the capacities and impacts of the project, and a financial study and risk analysis, that allowed to identify the viability of the project in economic terms. As for the results, the market study revealed a potential demand of 47% of respondents who travel once a year, including within the offer a unique tourist experience and quality services; in the technical study, it was determined that the most viable location is the city of Pereira in the village Tinajas, department of Risaralda (Colombia), with a capacity to serve 50 tourists per day; in the administrative and legal study, the organic plant and the profiles of positions necessary for the project were identified, in addition to the regulations that cover cooperatives for its operation; finally, the economic and financial study revealed that the project of tourism innovation in the solidarity sector in Colombia shows a fixed investment and a positive cash flow from the second year of operation. In conclusion, the project is viable and feasible for its execution, considering the investment horizon.

    Análisis de viabilidad para un modelo de negocio de asesoría e interventoría de equipos de transporte vertical (ascensores y escaleras eléctricas) en el Valle de Aburrá por medio de la metodología Lean Canvas

    This degree work is carried out as a fundamental part of the feasibility analysis for a business model in consulting and supervision of vertical transport equipment in the Aburrá valley, whose objective is to comply with NTC 5926-1 (Icontec, 2012) standards and thus ensure the safety of the users. Likewise, offering personalized advisory services to construction companies and horizontal property administrations in traffic studies and equipment modernization, in order to guarantee a better acquisition of products and services. In the first part we will analyze the main causes for which the enterprises in Colombia fail, including the lack of definition of a business model, for this we carry out a literature study on the methodologies most used in the validation of business models, highlighting Lean Canvas methodology as the most used for startups. With the current requirements of Colombian standards and the analysis of deviations in procedures and the increasing accident rate that have occurred in recent years in Colombia in vertical transport equipment, they create the need and the opportunity to design a first business model with The Lean Canvas methodology, carrying out an applied, quantitative, descriptive market research through a survey that shows that the implementation of the business model is viable and there is a public interest in the implementation. Additionally, the service portfolio is displayed in a specialized manner according to each line of business. This portfolio includes markets in the construction and horizontal property management sector, which provide solutions to the increase in fatal accidents that have occurred in elevators and escalators in recent years in Colombia, due to ignorance of quality standards and certifications. It would take into account the market context of the equipment that is in operation without having the certification, training characteristics by users and technical personnel of the service providers. As well as some theoretical concepts, which contribute to the understanding and that must become a guide for decision making such as feasibility, feasibility, business model, strategic planning, strategic direction, market segmentation, strategic thinking, ONAC Certification, NTC standard 5926-1 (Icontec, 2012).

    Ensayos de germinación y modelo de distribución para Godoya Antioquiensis en Antioquia y regiones aledañas

    Godoya antioquiensis is a tree species native to Colombia, distributed throughout the central and western mountain range, between 1600 m above sea level (masl) and 2600 masl. Currently, due to anthropogenic factors and overpopulation that have altered environmental conditions, its populations are under threat. The objective of the present study is to generate data and tools regarding its propagation and potential distribution to promote the conservation of the species. To determine seed viability, a tetrazolium staining test was conducted, revealing a 10% variation in viability between stored and fresh seeds, as well as greater imbibition for the latter. According to the germination results, the best substrate in terms of the quantity of seedlings obtained in the initial phase (30 days) is sand. However, despite Sphagnum presenting a lower result, its seedlings showed better development. Additionally, it is expected that the distribution model obtained will identify potential occurrence zones where the species has not been previously recorded. Moreover, based on the results of the imbibition test, Godoya antioquiensis seeds can withstand prolonged periods of desiccation. However, storing them is not advisable as they may lose germinative vigor. Due to the wide distribution of the species, in the Antioquia department, there is good availability of optimal Andean ecosystems for its reintroduction.

In order to promote the optimization of time and resources in the processes of search and acquisition of services in organizations, and the improvement of processes at commercial and administrative level in the provision of laboratory services, in public and private laboratories in the city, research and technological development centers and extension centers of universities in Medellín and metropolitan area. The ONUDI methodology seeks to define and validate the proposed value of the project, define its commercial scope and characterize the platform market, evaluate the project according to its risks, define legal, tax requirements, and as a final point establish financial viability for the project.

It were carried out the environment study, the market study to analyze the supply, the demand and the marketing strategy; the technical study, which established the location, size and engineering of the project; the organizational, legal and environmental study; and finally the financial evaluation and risk analysis was carried out, to know the impact on the profitability of the project and determine its viability.

    With the present research work, it is intended to carry out a pre-feasibility study for a rural housing complex in the municipality of San José Caldas, in order to determine the pre-feasibility of the project, through the analysis of different factors such as legal, environment, environmental and urban and economic development; fundamental components of the technical and marketing part. It is important to highlight that the project has the benefits of different construction materials, which when combined with the traditional construction system of the area, allows the implementation of sustainable systems and the recirculation of natural resources, which generates components of sustainability, within the framework of the declaration of the Coffee Cultural Landscape of the PCC. This will be developed under the UNIDO and SAPAG methodology, which are the most used references in studies of this nature. The type of research methodology to be carried out will have a qualitative and quantitative approach with a descriptive scope.

    The object of this prefeasibility study is defined as the determination of the viability of establishing a car dealership to sell new cars in the city of Medellín and how attractive it might seem to potential investors. This work is based on the observations made in this specific market niche of new combustion vehicles and the growing potential which can be evidence in the sales for this specific geography. By the means of different methodologies, such as the ones defined by the Danish Energy Agency and different authors found in academic data bases, the workplan is built, which establishes the evaluation of financial, regulatory, economic, administrative, technical, and environmental factors in order to determine if the project is promising within the specific context in which it´s proposed. The defined investigation is carried through the search of secondary information from trustworthy sources by employing media such as databases, academic publications, newspapers, economic reports, and current regulations which will allow the author to build a tailor-made model reflecting the specific context and that will present relevant results. Lastly, and employing all the gathered and analyzed information, the viability of the project is determined.

    This degree work, which is applied to the title of Master in Project Management at EAFIT University, compiles the pre-feasibility studies according to the UNIDO methodology through which the feasibility of the project for the assembly of a comprehensive health care center for early childhood and infancy is evaluated. The project idea arises from the experience of Dr. Maria Camila Franco, who is a pediatrician by profession, sister and future investment partner. The project aims to set up a multidisciplinary care center that will provide the city with a unified and quality care space for children, which will be profitable for investors and socially inclusive by providing subsidized care for low-income children. The present study considers environmental, market, technical, administrative, legal, financial, and risk studies in order to have a complete picture of the project's feasibility and to make decisions about future investments in the project.

    The pre-feasibility study analyzes the feasibility of establishing an Ecuadorian gastronomy restaurant in Medellín, identifying a market niche that has been little explored and taking advantage of its growing international acceptance. Macroeconomic factors, demographics and gastronomic trends are evaluated, in addition to a market study to analyze demand, consumption habits and competition. The technical analysis defines costs, infrastructure and supplies, ensuring operational viability and regulatory compliance. From an organizational and legal standpoint, roles, business structure and regulatory requirements are established. The financial study projects investment, profitability and risk mitigation strategies using a mixed approach with tools such as the SWOT matrix. The study supports the creation of the restaurant as an innovative alternative to diversify the gastronomic offer in Medellín and meet an unsatisfied demand.
