Ítem Ejercicio del control de la actividad constructora en Medellín el Caso Space(Universidad EAFIT, 2017) Restrepo Isaza, Diego; Montoya Restrepo, NatalyLa investigación desarrollada en este Trabajo Final hace un análisis del ejercicio del control de la actividad edificadora por parte del Estado en la ciudad de Medellín; y, con un alcance diferente al concepto tradicional de control urbano, analiza, de forma especial, cómo se ejerció esta actividad durante el desarrollo del proyecto denominado Conjunto Residencial Space -- La investigación reconoce la importancia del sector edificador para la economía y el desarrollo social; analiza el denominado “ciclo de vida de las edificaciones”; detalla el ejercicio, durante éste, de las actividades de comprobación, de inspección, de fiscalización y de intervención a sus procesos para el desarrollo de cualquier proyecto; y de forma especial, cómo se ejercieron durante la ejecución de Space procesos que identifica como: la promoción, el diseño y licenciamiento, la comercialización, la construcción, el recibo-entrega y la administración inmobiliaria -- Por último, presenta trece propuestas de reforma para el ejercicio del control de la actividad edificadora, las cuales parten de una nueva definición de su alcance y competencias, el uso de las tecnologías de la información y la comunicación, el fortalecimiento institucional y la éticaÍtem Estudio de factibilidad de un proyecto inmobiliario mixto en Medellín(Universidad EAFIT, 2023) Trejos Navarro, Daniel; Cardona Balbín, Santiago; Salazar Gómez, Francisco JavierThrough this investigation, the feasibility evaluation of a real estate project with mixed characteristics (housing and commercial) was carried out in the city of Medellín (Colombia), based on the concepts of collaborative economy: coliving and coworking. These types of projects have become a trend in the real estate market, therefore they have great potential. To meet the proposed objective, this investigation work was framed under the methodology defined by the United Nations Organization for Industrial Development (UNIDO), upon sectoral and environmental, market, technical, administrative, legal, environmental, financial and risk studies were included. For the development of the studies, it was necessary to review and evaluate the different variables, factors and parameters that directly or indirectly impacted the project horizon. According to the latter, it was possible to determine that the proposed real estate project is technically and financially viable and allowed to solve the problem proposed, guaranteeing the expected profitability levels.Ítem Estudio de factibilidad para el proyecto inmobiliario “La Riviére” en la ciudad de Medellín(Universidad EAFIT, 2018) Beltrán Aguiar, Manuel Ricardo; González González, José Alfonso; Villegas Flórez, Juan CamiloThe feasibility study is considered a fundamental tool for decision-making in an investment project -- The present investigation is developed because the company Valores SIMESA S.A. -- Current promoter of the partial plan "La Gran Manzana" located in Ciudad del Río sector in Medellin, made an offer and invitation to leading construction companies in the city to participate through real estate proposals in the negotiation and purchase of land for the development of a real estate project, which was awarded to the company Coninsa Ramón HSA by overcoming the evaluation criteria with the project called "La Rivière" -- In this sense, the present work of degree contains the preparation of pre-investment studies and risk analysis for the aforementioned project in the city of Medellin -- With the evaluation of the project, the company Coninsa Ramón H. To fulfil this purpose, the historical housing shortage, population growth and contribution of construction sector in country’s economy was studied. For develop this study, was used the Manual of Organization of United Nations for Industrial Development (UNIDO), in order to analyze the business opportunity through the pre-feasibility study, where it is expected to determine the feasibility of the proposal, in order to evaluate to continue with the next step; that is, the feasibility study contributing to society and given a housing solution adjusted to urban planning standard, and reducing housing shortage from municipality.
