Ítem Análisis económico de la relación entre la expansión de Airbnb y los precios de la vivienda nueva en siete ciudades de Colombia entre 2016 y 2022(Universidad EAFIT, 2023) Mena Moreno, Luis Enrique; Arias Araque, Lorena Andrea; Chaparro Cardona, Juan CamiloÍtem Determinants of New Housing Prices in Bogotá for 2019: an Approach Through a Semiparametric Spatial Regression Model(Universidad EAFIT, 2021-12-01) Tolaza-Delgado, Jurgen; Melo-Martínez, Oscar; Azcarate-Romero, Juan; Universidad Nacional de Colombia; Universidad Nacional de Colombia; Universidad Nacional de ColombiaThis document uses the recent advances in the field of spatial econometrics to develop a semi-parametric regression model that allows the inclusion of non-linearities and the modeling of spatial heterogeneity through a two-dimensional function that depends on geographic coordinates. The methodology is applied in a hedonic model for the price of new housing in Bogotá where a remarkable fit is obtained, in terms of the mean square error and the R2. The empirical result shows that the housing delivery condition, stratum, and construction state affect the price in a linear way, while the area, and the distances to parks, roads and Transmilenio stations present non-linear results, additionaly, it was possible to model the spatial trend that represents the location on the value of the house where an increase is appreciated towards the northeast of the city. Thus, it is concluded that the estimated model allows the relationship between the explanatory variables and the dependent variable to be measured flexibly, establishing itself as a good alternative to understand the formation of prices in the real estate market.Ítem ¿En Medellín capitalizamos la accesibilidad en precios de la vivienda? : efectos del anuncio de proyecto y financiación en el corredor de movilidad Metro de la 80(Universidad EAFIT, 2021) Hoyos Barba, Manuela; Vallejo Hernández, Manuela; Muñoz Mora, Juan CarlosÍtem Oferta de vivienda y Covid-19 : evidencia para Colombia(Universidad EAFIT, 2022) Restrepo Ramírez, Esteban; Sánchez Saldarriaga, Andrés FelipeThis paper researches the effects of the COVID-19 in Colombian new housing market, given the importance of this market in the economic reactivation after the economic shock of the pandemic. This sector reached during 2021 an all-time peak, pushed up by the incentives and expansive policy implemented by the government of Iván Duque. Literature and empiric models about the behavior of the housing market and pandemic are linked and reviewed and finally a fixed effects panel is developed based on the inverse demand function methodology proposed by Allen-Coghlan and McQuinn (2020). In this model, price is taken as the dependent variable and is explained by variables such as the number of new cases, the number of doses of vaccines administered, the number of loans granted, and interest rates for home purchase, taking seven cities as the sample. The model shows that there is an inverse relationship between the number of new infections and the price of housing and a direct relationship between the doses administered and the price.
