Ítem Análisis de factibilidad de la construcción del "Hotel Campestre Balcones Villa del Río” en el Municipio de Andes, Antioquia(Universidad EAFIT, 2020) Gallego Escobar, David Alejandro; Gómez Álvarez, Daniel Andrés; Díez Benjumea, Jhon MiguelIn the present work, to do a feasibility study using the ONUDI methodology about the viability of the construction of a country hotel in the municipality of Andes was determined. To achieve this, a sectoral and strategic analysis, and a study of market, technical, environmental, organizational, economic-financial, legal and budgetary were carried out. With this study it was confirmed that the project meets all the financial, technical, legal, and environmental requirements necessary for its proper implementation and start-up. The main limitation in the development of the work was that most of the information available on the behavior of the hotel sector is from before the pandemic, for which it is recommended to carry out a more in-depth analysis on the possible behavior of the hotel sector after the pandemic. However, as a contingency measure, in the present work the growth of the years 2020 - 2021 was not considered, but rather the occupancy estimate jumped directly from 2019 to 2022. Finally, it is concluded that the project is financially viable, with an TIR that exceeds the return expected by the investor by 18.294% and a VAN of $ 2,472,185,232, in the first five years. The risk analysis indicates that the project has a low risk, since the probabilities of having a negative TIR or VPN for the project are less than 0.1%.Ítem Estudio de factibilidad para la creación de un centro de equinoterapia en el área metropolitana del Valle de Aburrá(Universidad EAFIT, 2023) Bravo Restrepo, Daniela; Bravo Restrepo, Juliana; Díez Benjumea, Jhon MiguelThe dynamism of daily life worldwide has developed a greater interest in leading a healthy lifestyle, focused on the stability of mental health supported by different alternative techniques. This has encouraged the opening of different types of health centers focused on alternative medicine or personal recreation centers such as riding academies and equine therapy centers. This generates a business opportunity in this market niche, which will be the object of study of this degree work. This work seeks to analyze the feasibility of creating an equine therapy center focused on the treatment of symptoms and effects of psychological and mental illnesses in professional adults between 25 and 64 years of age in the city of Medellin. For this, the UNIDO methodology of project formulation will be used, where a study of macro and micro environment will be carried out first, followed by a market study in which the supply and demand of these services will be identified, then the technical factors for the creation and operation of the project will be studied; likewise the organizational, legal and environmental studies of the project will be carried out and finally the financial and risk evaluation of the project will be developed. In addition to this, the history of the construction sector in recent years indicates that it is not only a profitable business for investors and developers, but it is also one of the sectors that generates more employment, leverages more sectors, and involves fewer risks due to the need and demand for housing in the country. However, a large percentage of the population does not have sufficient resources to invest in real estate projects. Through a mixed research of correlational type, this methodology is framed under the guidelines of the UNIDO project formulation and evaluation manual. The initiative to develop this technological tool arises from an entrepreneurial idea of two master's degree students in Project Management from the EAFIT University. Carrying out a contextual analysis of the technological realities in terms of the collaborative economy, the challenges and needs of employment worldwide, Latin America and Colombia, an opportunity to impact with a technological solution is identified, a reality of labor that has historically brought economic and social problems especially in Colombia. This project arises from an idea of family business, which seeks to take advantage of the opportunity to enter the industry of panela-based sweeteners with products that have competitive advantages in terms of performance, flexibility and quality compared to the competition. The foregoing with the purpose of positively impacting the socioeconomic and technological transformation of the municipality in question. This project is elaborated with a series of studies to evaluate the feasibility of the project considering numerous factors. Going into detail of the above, a study of the environment and sector is carried out that allows analyzing the external factors that impact the project; The market study is also carried out to analyze the variables that ratify the possibility of placing the product on the market and the optimal channels for the promotion and commercialization of the products resulting from the process. Likewise, a technical study is carried out to determine location, size, required resources, production costs and machinery and equipment required to meet the demand estimated in the previous study. Following this, the administrative and organizational study is carried out that allows determining the talent required for production, marketing, and organizational functioning, in addition to this, the associated administrative costs and factors of organizational culture are estimated. The type of research chosen for developing this work, due to its scope and how the information was treated, is descriptive and mixed, respectively, since it contains quantitative research of an economic and financial nature, and qualitative research to describe and interpret the demand and supply of the market business, customer segmentation and the profiles of the distinct positions that the company needs The main finding of this research is that the profitability of the project has been significantly affected by the current economic situation at national and international level due to the pandemic caused by COVID-19. This is because most of the equipment for a solar energy project must be imported, and the devaluation of the Colombian peso against the dollar has carried to the costs of raw materials and maritime transport had considerably increased during the last two years. Finally, the result of this work provided enough reliable information for the partners to decide to continue with the next stage of the project, the execution, and invest the resources that the company requires.
