    In the present work, to do a feasibility study using the ONUDI methodology about the viability of the construction of a country hotel in the municipality of Andes was determined. To achieve this, a sectoral and strategic analysis, and a study of market, technical, environmental, organizational, economic-financial, legal and budgetary were carried out. With this study it was confirmed that the project meets all the financial, technical, legal, and environmental requirements necessary for its proper implementation and start-up. The main limitation in the development of the work was that most of the information available on the behavior of the hotel sector is from before the pandemic, for which it is recommended to carry out a more in-depth analysis on the possible behavior of the hotel sector after the pandemic. However, as a contingency measure, in the present work the growth of the years 2020 - 2021 was not considered, but rather the occupancy estimate jumped directly from 2019 to 2022. Finally, it is concluded that the project is financially viable, with an TIR that exceeds the return expected by the investor by 18.294% and a VAN of $ 2,472,185,232, in the first five years. The risk analysis indicates that the project has a low risk, since the probabilities of having a negative TIR or VPN for the project are less than 0.1%.

    Through this investigation, the feasibility evaluation of a real estate project with mixed characteristics (housing and commercial) was carried out in the city of Medellín (Colombia), based on the concepts of collaborative economy: coliving and coworking. These types of projects have become a trend in the real estate market, therefore they have great potential. To meet the proposed objective, this investigation work was framed under the methodology defined by the United Nations Organization for Industrial Development (UNIDO), upon sectoral and environmental, market, technical, administrative, legal, environmental, financial and risk studies were included. For the development of the studies, it was necessary to review and evaluate the different variables, factors and parameters that directly or indirectly impacted the project horizon. According to the latter, it was possible to determine that the proposed real estate project is technically and financially viable and allowed to solve the problem proposed, guaranteeing the expected profitability levels.

    The accelerated urban expansion in the cities which constitutes the metropolitan area of Aburrá Valley has impacted air quality and urban mobility. One of the primary cause of the current environmental crisis is the dispersion of pollutant generated by motorised vehicles. Of which motorcycles, represent 14 % of annual emissions of PM2.5 (Medellín CómoVamos, 2017), particulate matter and are the most used means of transport in delivery service. For this reason, the goal of this dissertation is to carry out a feasibility study for the rental service of electric bicycles. It is aimed at food service deliverers in the city of Medellin. The development of the project is carried out with the guidelines of the operation of the United Nations Organization for Industrial Development (UNIDO), which provide the data to determine the viability of the project and materialize the idea as a business opportunity.

    The dynamism of daily life worldwide has developed a greater interest in leading a healthy lifestyle, focused on the stability of mental health supported by different alternative techniques. This has encouraged the opening of different types of health centers focused on alternative medicine or personal recreation centers such as riding academies and equine therapy centers. This generates a business opportunity in this market niche, which will be the object of study of this degree work. This work seeks to analyze the feasibility of creating an equine therapy center focused on the treatment of symptoms and effects of psychological and mental illnesses in professional adults between 25 and 64 years of age in the city of Medellin. For this, the UNIDO methodology of project formulation will be used, where a study of macro and micro environment will be carried out first, followed by a market study in which the supply and demand of these services will be identified, then the technical factors for the creation and operation of the project will be studied; likewise the organizational, legal and environmental studies of the project will be carried out and finally the financial and risk evaluation of the project will be developed. As a final deliverable of the degree work, a report will be generated that includes the components mentioned above and a series of conclusions and recommendations for investment in projects of this nature.

    Construction in Colombia in the year 2021 shows a very positive recovery trend related in large part, perhaps, to different subsidies that the National Government has provided, especially for the acquisition of NO VIS housing. In addition to this, the history of the construction sector in recent years indicates that it is not only a profitable business for investors and developers, but it is also one of the sectors that generates more employment, leverages more sectors, and involves fewer risks due to the need and demand for housing in the country. However, a large percentage of the population does not have sufficient resources to invest in real estate projects. The following pre-feasibility study has two components that will enhance the viability of the project: The first one is the crowdfunding mechanism that, through many investors with small capital contributions, allows the collection of funds for the construction of projects, without financial intermediaries; the second is the strategic location of urban development in the municipality of Marinilla, within the eastern Antioquia, that responds to one of the most productive regions of the country which is growing with interconnection to other economies with relevant socio-economic potential.

For develop this study, was used the Manual of Organization of United Nations for Industrial Development (UNIDO), in order to analyze the business opportunity through the pre-feasibility study, where it is expected to determine the feasibility of the proposal, in order to evaluate to continue with the next step; that is, the feasibility study contributing to society and given a housing solution adjusted to urban planning standard, and reducing housing shortage from municipality.     According to the International Trade Centre 2019, the global floral market size is about $9.3 billion USD from which Colombia provides 15%, making it the second flower exporter in the world precede only by The Netherlands. The flowers consumption trend has kept a steady growth; however, the market is demanding new products that differentiate themselves from the traditional flower offer. With its 60 years of history, Colombian flower industry has position flowers as the main nontraditional export product in the country's economy. According to DANE the flower industry represents near 8% of Colombian GDP being based on a traditional flower offer (roses, carnations and alstroemerias). Colombian geographic position allows it to have the adequate weather conditions in terms of temperature, lights and humidity to have the perfect ecosystem to produce one of the greatest flower variety worldwide granting it the first place as the country with the largest number of orchids species. As reported by the USDA potted orchids are one of the flower industry products with higher growth rate in the last years, creating a market opportunity for Colombia in terms of competitive advantage and differentiation. This final degree project illustrates a research in which it evaluates the pre-feasibility of creating an orchid production project following the ONUDI's methodology to leverage this market opportunity.

    The metallic structure has become one of the most used materials in the construction sector. The agility in the construction process, cleaner environments during its execution, generation of waste with one hundred percent recycled material, less heavy structures and special architectural designs are the benefits of this system. Consequently, it is interesting to carry out an investigation on this material, taking into account that its growth in the construction sector is positive, so it may be an investment opportunity for the company Industrial Conconcreto with this investigation. This work contains a pre-feasibility study for the expansion of the metalworking plant, based on the UNIDO methodology, in which it is developed through eight studies. The research contains the following analyzes: sector and environment study, market study, technical study, legal and administrative study, environmental study, financial and risk study, which provide enough information to know the viability of the project. The type of research that is proposed is a mixed correlation model, since there are market trends and growth in the construction sector, where they will be fundamental to define variables such as: price and demand. On the other hand, it is considered mixed because from the cash flow elaboration the financial indicators are determined quantitatively, being relevant for their analysis and making the decision to carry out the project. For the collection of information and construction of the investigation is carried out through the PESTEL methodology. Based on the above, the investigation is developed by various means. It focuses on a documentary review that allows knowing market trends, growth in metalworking sectors in the region, visualizing companies in the sector, compliance with laws and minimum standards in the development of the project, and has access to information from the company. During the research, surveys are carried out on subjects that contribute to the argumentation and construction of the study. In the same way, we have the advice of a professor for the direction and fulfillment of the objectives set out in the research. Finally, the deliverable of this work will be carried out through a pre-feasibility report, which will include the analysis of the eight studies, which are intended to evaluate and study the growth opportunity for the company and the profitability expected by the investors. Likewise, it will be possible to conclude if it is the moment to execute the project or not.

    This project pretends to analyze the results of a research exercise from an investigation to evaluate the prefeasibility of developing a technological platform that will connect job opportunities with potential service providers, through a collaborative economy model, with the possibility of formalization that will include, in addition, vulnerable population. Through a mixed research of correlational type, this methodology is framed under the guidelines of the UNIDO project formulation and evaluation manual. The initiative to develop this technological tool arises from an entrepreneurial idea of two master's degree students in Project Management from the EAFIT University. Carrying out a contextual analysis of the technological realities in terms of the collaborative economy, the challenges and needs of employment worldwide, Latin America and Colombia, an opportunity to impact with a technological solution is identified, a reality of labor that has historically brought economic and social problems especially in Colombia. To determine the pre-feasibility of the development of the platform, this project proposes six specific analysis of the methodology that explore different alternative fields of business administration applied to the formulation and evaluation of projects, describing their categories and subcategories derived from each model: Sectoral studying, market, technical, legal, organizational and financial-risk management.

    Estudio de prefactibilidad para la creación de una empresa de limpieza y desinfección en Medellín, Colombia

    The objective of the present degree work is to analyze the pre-feasibility of creating a cleaning and disinfection company in the city of Medellín, through the implementation of the methodology for the preparation and evaluation of Onudi projects, for which a project investment through the detailed analysis of seven studies: sectoral, market, technical, organizational, legal, environmental, financial and risk analysis was developed. The results obtained in each study was framed by the significant changes in consumption habits after the covid-19 pandemic, which was experience worldwide from March 2019 to mid-2020. These changes included habits related to improvements in health and well-being, as well as in consumer promotion channels, where digital transformation forced companies to reinvent themselves to reach their customers through e-commerce. Teleworking allowed for greater connectivity between companies during this isolated period, which led to people spending more time in their homes, so families were encouraged to increase the consumption of cleaning products and to contract cleaning and disinfection services. This habit continued after overcoming the health crisis. In the case of Colombia, companies implemented biosafety protocols according to their economic activity, required by the Ministry of Health and Social Protection, which led to an increase in contracting with companies specialized in this field, to comply the required standards and protocols required to resume the face-to-face attendance. The previous panorama allowed an increase in the creation of cleaning service companies in the country, to satisfy not only the current demand in homes, but also in the business environment under new quality and service standards, key points that were taken into account throughout this investigation. Based on the previous studies and in a risk analysis, it is concluded that it is a low-risk project for the investor which makes it viable to execute the project.

    The project management through agile project frameworks, such as the SCRUM methodology, is generating high demand for professionals worldwide. As a result, the demand for project management software has increased. The Colombian market, lacking domestic offerings, resorts to international tools that often do not adapt to the specific needs of each company. Currently, companies are turning to software of moderate and high cost and complexity to manage short and medium-term projects of small and medium scope. For this reason, a feasibility study was proposed for an investment project aimed at the development and commercialization of software for project management (using agile frameworks), with a level of pre-feasibility depth using the methodology proposed by UNIDO for project evaluation. This study allows evaluating different aspects such as the market, the legal framework, risks, financial projections, among others. The intention of this study is to provide project investors with a set of variables that, with a moderate level of accuracy, allows them to analyze the feasibility of the project and make a decision regarding the next steps to take: invest, discard, or further deepen the analysis.

    Sunlight is an inexhaustible source of renewable energy that works to reduce greenhouse gas emissions, an energy production system consistent with the objectives of the Colombian Government included in international agreements to reduce global warming. Colombia, thanks to its geographical location in the meridian of Ecuador, can count on sunlight every day of the year at sufficient levels to generate good energy production, which is an advantage to be able to provide energy solutions that are friendly to the environment. environment such as photovoltaic solar energy. The location of the project will be in the municipality of Arjona, in the department of Bolívar, in an extension of land of one hundred hectares. This project is a pre-feasibility study using the UNIDO methodology, to determine if it is feasible to build a photovoltaic solar plant for the production and sale of electricity.
