    The country housing and luxury apartment construction sector in Medellín faces challenges such as lack of standardization, poor planning and inefficient execution, which generates cost overruns, delays and decreased quality, effects on customer satisfaction and profitability. Construction House Roca S.A.S. seeks to improve its project management by implementing a Project Management Office (PMO). The objective of this research is to design a PMO based on PMI standards and previous studies, analyzing success cases in the region. a mixed approach is used with interviews, surveys and documentary analysis to identify gaps and propose an adapted PMO. The expected results include greater efficiency, cost reduction, predictability in execution and improvement in customer satisfaction, strengthening the company's competitiveness in Medellín.
