Currently there are multiple ventures in the market that provide independent services of locative repairs, but it has not been found that integrally unifies and provides these services to real estate, in addition to offering a plan of preventive maintenance in order to minimize costs in repairs that can be avoided thanks to this kind of maintenance. This initiative born from the current need expressed by some real estate agencies that operate in the city of Medellín, where their service and customer loyalty has been affected by the delay in response times and quality solution to the cases of maintenance required by the companies. tenants of the properties managed by the real estate companies, as well as offering improvement plans and preventive maintenance to the owners of the properties. Through the analysis of cost modeling and classification of the types of needs provided by the real estate in question, the administrative, legal, technical, economic, financial and market feasibility study will be carried out.Ítem Identificación de variables incidentes en el presupuesto de las labores de mantenimiento correctivo en la infraestructura de distribución acueducto en el Área Metropolitana del Valle de Aburrá(Universidad EAFIT, 2017) García Henao, Willy; Botero Botero, Luis FernandoThis paper contains the procedures and results of the business case study, which aims to identify and assess the variables that influence the increase of value of the economic offers submitted by the contracting firms to meet the corrective maintenance needs of the water supply system of the Metropolitan Area of the Valley of Aburrá located in Medellín, Colombia, with the purpose of being taken into account and incorporated into the elaboration of the reference budgets of the Colombian utility company Empresas Públicas de Medellín -- As a result of the literature review, it was identified that the most influential variables in the costs of the evaluated activities were the human labor and the transport of staff, so it was decided to assess them quantitatively as a productivity and labor yields analysis for the first variable and average travel times and speeds for the second -- As a result of compiling and analyzing the data statistically, the general coefficient of productivity was obtained for the evaluated contract and a database of labor yields was made for the most representative activities of the analyzed contract, and a map of approximate isochronous lines for the area of influence of the project was made -- By last, the differences in direct costs presented by contractors were identified as compared to those calculated by EPM related to labor and transportation of staff, materials and equipmentÍtem Structural Damage detection and Reliability Estimation using a Multidimensional Monitoring Approach(Universidad EAFIT, 2016) Ortíz Galeano, Juan Orlando; Gutiérrez Carvajal, Ricardo Enrique; Betancur Giraldo, Germán René; Castañeda Heredia, Leonel Francisco; Zajac, Grzegorz; Gómez, JohnnyMany structural elements are exposed to load conditions that are difficult to model during the design stage, such as environmental uncertainties, random impacts and overloading amongst others, thus, increasing un programmed maintenance and reducing confidence in the reliability of the structure in question -- One way to deal with this problem is to monitor the structural condition of the element -- This approach requires supervising several signals coming from critical locations and then, performing an accurate condition estimation of the element based on the data collected -- Herein, this paper implements a method to diagnosis and evaluate the reliability of the bolster beam structure of the railway-vehicle during a fatigue test -- The results show that multidimensional monitoring not only provides an accurate diagnosis of the element, but also that this technique allows to estimate reliability correctly
