    The degree work consisted of a Feasibility Study to create a real estate purchase and sale company in Guatemala in the department of Quetzaltenango, for this study an analysis was carried out at the Guatemala level and at the level of the Department of Quetzaltenango to identify search factors for a home for that sector. An analysis of the fastest growing areas of the Department of Quetzaltenango was carried out and the cost per square meter of each of the areas was identified. By identifying the costs associated with real estate and the interests of the sector, it was possible to identify the type of product to offer, in this case houses or land were purchased in the identified areas of the country, which will be remodeled in some cases in order to have divisions of apartment, it will be taken into account that these must be 3 or more rooms since it was identified that the average number of people living in each house is high, after 4 years the house will be sold when there is an increase in the surplus value. When carrying out the financial analysis, the costs and expenses of the operation were identified, as well as the income, after which an analysis of NPV and IRR was carried out in order to identify the feasibility which had satisfactory results.
