These types of projects have become a trend in the real estate market, therefore they have great potential. To meet the proposed objective, this investigation work was framed under the methodology defined by the United Nations Organization for Industrial Development (UNIDO), upon sectoral and environmental, market, technical, administrative, legal, environmental, financial and risk studies were included. For the development of the studies, it was necessary to review and evaluate the different variables, factors and parameters that directly or indirectly impacted the project horizon. According to the latter, it was possible to determine that the proposed real estate project is technically and financially viable and allowed to solve the problem proposed, guaranteeing the expected profitability levels.Ítem Estudio de factibilidad para la construcción y operación de una edificación tipo coliving en el municipio de Pereira (Risaralda, Colombia)(Universidad EAFIT, 2020) García Urrea, Laura; Buriticá García, Juan Sebastián; Villegas Flórez, Juan CamiloThe present investigation addresses the development of the feasibility for constructing a coliving-type building. Essentially, we want to address this issue due to the limited offer of accommodation for professionals and executives in the municipality of Pereira. These coliving buildings are a trend that is entering Colombia, a market with a great potential. Therefore, to achieve the proposed objective, the logical framework methodology is followed, which consists of identifying the central problem through the cause and effect tree, solving the central problem through the objective and means tree. Through the UNIDO methodology, the evaluation of the strategy identified in a logical framework is carried out, using 8 support studies, which are: study of the environment and sector, market, technical, environmental, organizational, legal, financial and risk. In the development of the investigation, it was necessary to combine the findings of the real estate and tourism sectors to allow a more precise analysis of the type of service offered by Coliving del Café, since this is a combination between hotel and a non-conventional rental housing services. For the execution of this work was observed the lack of a coworking space within the area of gastronomy. And for this reason it can be a great opportunity for many chefs and gastronomic companies to achieve savings in their structure and economy and take all the benefits of the collaborative economy. For this project a robust marketing strategy is needed where the benefits of this system are demonstrated.
