    This project presents a pre-feasibility analysis for the creation of a simplified joint-stock company (S.A.S.) whose economic purpose is to provide integrated civil and technical finishing services for high-end Social Interest Housing (VIS) projects in Colombia, with a geographic focus on the municipality of Rionegro, Antioquia. The proposed business model is based on delivering standardized yet customizable interior finishing solutions for newly delivered VIS apartments through predefined service packages, specialized technical work crews, and an operational framework supported by Lean Construction principles aimed at maximizing efficiency, reducing execution times, and optimizing resource allocation. The initiative emerges as a response to the market need for a formalized company capable of addressing the operational fragmentation of the finishing sector, improving quality standards, ensuring regulatory compliance, strengthening occupational health and safety practices, and offering customers a structured and reliable service experience. To determine its feasibility, the project was developed under the project evaluation methodology proposed by the United Nations Industrial Development Organization (UNIDO), incorporating a comprehensive assessment of sectoral, commercial, technical, organizational, legal, environmental, financial, and risk management variables. The findings provide a robust basis for evaluating the economic and strategic viability of establishing a specialized business unit focused on this niche within the Colombian construction market.
